RE: APPROVE AGREEMENT FOR SALE AND PURCHASE OF REAL ESTATE -
JAMES BOYLE ON BEHALF OF ESTATE OF WILLIAM F. BOYLE
WHEREAS , the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, the Board has been presented with an Agreement
between Weld County, Colorado, and James Boyle on behalf of estate
of William F. Boyle for the sale and purchase of a certain parcel
of land, including all improvements thereon, and
WHEREAS, said parcel of land is described as being Lots 8 , 9,
and 19, Block 35 , LeRoy' s Keota , Colorado, and
WHEREAS, the purchase of said parcel is for the purpose of
placing a mobile home pad near the grader shed at said location,
and
WHEREAS, after study and review, the Board deems it advisable
to approve said Agreement , a copy of which is attached hereto and
incorporated herein by reference.
NOW, THEREFORE, BE IT RESOLVED by the Board of County
Commissioners of Weld County, Colorado, that the Agreement for
Sale and Purchase of Real Estate, including the land and all
improvements thereon, be, and hereby is, approved.
BE IT FURTHER RESOLVED by the Board that the Chairman be , and
hereby is, authorized to sign said Agreement.

AGREEMENT FOR SALE AND PURCHASE OF REAL ESTATE
INCLUDING LAND AND ALL IMPROVEMENTS
THIS AGREEMENT, made at Greeley, Colorado, this 27th day of
April , 1987 , between WELD COUNTY , COLORADO, a body
corporate and politic of the State of Colorado, hereinafter
"Purchaser" and James Boyle , whose address is 1738 30th Avenue ,
Greeley, Colorado 80631 , on behalf of the Estate of William F.
Boyle, hereinafter "Seller. "
WITNESSETH:
o That in consideration of the payment by the Purchaser to Sell
of the sum of THREE HUNDRED DOLLARS ($300. 00) , in cash , and other
r good and valuable consideration, Seller agrees to sell to the
Purchaser and Purchaser agrees to purchase from Seller the
4• following described real property: A parcel of land and all
o wimprovements thereon within the following tract: Lots 8 , 9 , and
19 , Block 35 , Le Roy' s Keota, Colorado. Seller acquired Lot 9 ,
m w Block 35 , Le Roy' s Keota, by Tax Deed dated April 14 , 1987 , and
a recorded at Book 1153 , Reception Number 2095836, in the Office of
o the Weld County Clerk and Recorder. Seller acquired Lots 8 and
w 19 , Block 35 , Le Roy' s Keota , by Tax Deed dated April 14 , 1987 ,
"'o a and recorded at Book 1153 , Reception Number 2095838 , in the Office
•• 0 of the Weld County Clerk and Recorder. Said parcels of land and
x all improvements thereon are hereinafter referred to as the
w "Parcel" according to the terms and conditions set forth herein .

The agreement of sale and purchase of Parcel is subject to

C' E 1. Seller shall furnish to Purchaser a Quit Claim Deed

• covering only the surface rights of the Parcel. Title insurance
m O may be provided by Purchaser at its option.

2 . The date of closing shall be the date of the delivery of

o z the Quit Claim Deed. The hour and place of closing shall be
o designated by Purchaser.
z 3 . The Seller represents and warrants as the day hereof and
as of the date of the closing that neither the execution of this
contract nor the consummation of the transaction provided for
r-,-IN herein constitutes, or will result in, any breach of any of the
o terms , conditions, or provisions , or constitute a default under ,
w w any indenture , charter, bylaw, mortgage, loan agreement , lien,
lease, license, judgment, decree, order, instrument or other
verbal or written agreement to which Seller is a party of or is
subject to, or to which the property is subject to, except as
provided herein.
