Dear Ms , Dunn:
In reference to your notice of May 22 , 1985 , our company has
the following comments regarding the Hoffs ' plan to construct
a single family dwelling :
01.. No buildings or other structures , including a
septic system can be constructed on our ease-
ment area, seventy feet in width.
2. Our easement cannot be used as a regularly I
travelled access road or driveway.
3. Any utilities cannot be laid along and within
our right of way. Utilities laid across our
right of way should be designed to pass at least
two feet under our pipelines .
So long as these conditions are adhered to , we find the Hoffs '
request acceptable.

Dear Ms. Dunn,
I have contracted to purchase 60 acres, more or less, located in the
South 1/2 of the South 1/2 of the Southeast 1/4 of Section 9, Township
6 North, Range 66 West of the 6th P.M. in Weld County. The boundaries
of this parcel are Weld County Road 70 to the south, Weld County Road
31 easterly, the quarter-section line northerly and a natural drainage
ditch running in a southeasterly direction for the west boundary.
•
This parcel is currently in irrigated crop land. We wish to continue to
operate this land as an irrigated farm and build .a dwelling on the site
for-our residence. If the drainage ditch creating the westerly boundary
were located on the half-section line, this parcel would be a true 80
acre parcel and comply with the comprehensive plan to obtain a building
permit.
The existing surrounding properties are agriculture farmland and five
existing estate dwelling sites are to the immediate south. The distance
from where we intend to build to the nearest residential structure is
approximately 1,200 feet. We intend to create one additional access on
to Weld County Road 31 and will construct an adequate septic system for
sewage. We wish to begin construction of a residence upon approval of
this application, if not possibly sooner, and should be completed within
four months.
This proposal is consistant with the Weld County Comprehensive Plan as
it will take minimal land out of crop production for the building site
and will actually put waste land back into production as we will move
a considerable amount of earth to allow for efficient irrigation to •
accomodate this parcel and provide a. more favorable lay of the land.
I believe this parcel is located in the City of• Greeley overlay district
• as it is within two miles of the extended Greeley City Limits.
