ASSIGNMENT OF OIL AND GAS LEASE
THIS ASSIGNMENT is made this 29th. day of May, 1987, by and between
SUNSHINE VALLEY PETROLEUM CORPORATION, a Wyoming corporation, 950 Stafford,
Casper, WY 82609 ("Sunshine"), as Assignor; and COORS ENERGY COMPANY, a
Colorado corporation, P.O. Box 467, Golden, CO 80402 ("Coors"), as Assignee.
1. ASSIGNMENT. For$10 and other valuable consideration, the receipt
and sufficiency of which are hereby acknowledged, SUNSHINE does hereby
transfer, convey, grant, assign and set over unto COORS an undivided 50%
interest in and to that certain oil and gas lease ("Lease") dated April 22,
1987, recorded in Book 1154 under Rec. No. 2097274, from Weld County,
Colorado, as Lessor, to Sunshine Valley Petroleum Corporation, as Lessee,
which Lease covers a .737 acre tract described by metes and bounds in the
lease insofar as it covers lands within the NISW$of Section 1, Township 5
North, Range 65 West, Weld County, Colorado.
2. PROPORTIONATELY SUBJECT TO EXISTING BURDENS. The interest herein
assigned shall be proportionately subject to all burdens, restrictions,
exceptions, reservations, conditions, limitations, charges, agreements and
other matters of record in the real property records of Weld County or of
which the Assignee has actual or constructive notice at the date hereof.
3. SPECIAL WARRANTY. Sunshine warrants title to the leasehold interest
herein assigned as to all parties claiming by, through or under Sunshine, but
not otherwise.
IN WITNESS WHEREOF, this instrument is executed as of the date above set
forth, but shall be effective for all purposes as of April 23, 1987.
