RE: GRANT ACCESSORY DWELLING PERMIT NO. 17 - TWO E RANCHES , INC.
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, on the 6th day of March, 1985 , considered the request of
Two E Ranches, Inc. to place a dwelling on a parcel of land to be
used as a second accessory dwelling on a ranch, and
WHEREAS, said accessory dwelling is to be occupied in an
A-Agricultural Zone District on a parcel of land being more
particularly described as follows:
W1 NWa of Section 10 , Township 3 North, Range
64 West of the 6th P.M. , Weld County, Colorado
WHEREAS, the Board of County Commissioners, having heard the
testimony, finds that said request should be granted subject to
the following conditions: 1) the applicant shall apply for a
building permit for the accessory dwelling within thirty days from
the date of approval by the Board of County Commissioners; 2) a
septic permit shall be obtained and the site shall meet
percolation test requirements prior to the issuance of a building
permit; 3) prior to the issuance of a building permit, the owner
shall submit evidence that the proposed well is supplying water in
such a manner as to be adequate in quality, quantity and
dependability for the proposed use; and 4) the accessory dwelling
shall not be occupied until the hereinabove mentioned conditions
have been complied with.
NOW, THEREFORE, BE IT RESOLVED by the Board of County
Commissioners of Weld County, Colorado, that the request of Two E
Ranches, Inc. to place a dwelling to be used as a second accessory
dwelling on the hereinabove described parcel of land, which was
found to be in compliance with Section 43 of the Weld County
Zoning Ordinance be, and hereby is , granted subject to the above
listed conditions.

This request is for one dwelling to be used as: the second accessory
dwelling on a ranch.
Legal Description of Parcel: W5 NW-14 of Section 10, T3N, R64W of the 6th
P.M. , Weld County, Colorado
Location: Approximately 9 miles north of Keenesburg; south of Weld County
Road 36 and east of Weld County Road 55.
The Department of Planning Services staff has reviewed this request and
recommends that the request be approved for the reasons:

neighborhood
X Adversely affect the immediate area
X _ Be adequately served by water and sewage disposal
facilities

County
COMMENTS:
Mr. Gutterson would like to move a frame house to the ranch, and locate the
house on a site which was previously occupied by a trailer house. The new
house would be for a hired hand.
The Department of Planning Services has not received any objections to this
proposal.
The Department of Planning Services staff recommendation for approval is
conditional upon:
1. The applicant applying for a pre-move inspection and building permit
for the accessory dwelling within thirty (30) days from the date of
approval by the Board of County Commissioners.
2. A septic permit shall be obtained and the site shall meet percolation
test requirements prior to the issuance of a building permit.
3. Prior to the issuance of a building permit, the owner shall submit
evidence that the proposed well is supplying water in such a manner as
to be adequate in quality, quantity and dependability for the proposed
use.
4. The accessory dwelling shall not be occupied until such time that the
applicant has complied with Conditions 1, 2 and 3 above. n(�

To whom it may concern :
Two E Ranches. Inc. is a cow/calf operation. Due to
this type of ranch, pending weather conditions effect labor .
This is why we are asking for another dwelling. According to
our present plans. the house will be used for temporar ,
labor. We are in the process of finding a frame house to be
moved on the ranch, approximately 1 , 000 square feet. in size.
According to the Department of Planning, at the
present time we have three dwellings on the ranch. This i
not accurate. We have only two. In the past there was a
trailer on the ranch. We have removed the trailer because it
was old and hard to maintain.
Please note map attached. The water well is very
close to the section line. The house will be moved on to
Section 10. The water well is in Section 9. We plan to run
pipe from water well in Section 9 to house in Section i1:1.
The line will be approximately seventy (70) feet into Section
10. We hope the attached map well help you understand the
situation. Please contact us if you need more information.
