The tract of land under consideration for these applications is the Westerly 461 feet of the Northeast Quarter of the Northeast Quarter of said Section 2 and consists of 15.6-i Acres, more or less. The Northerly 5.5 Acres of the land, i .e. .North of the Last Chance Canal , combined • • with other land to the North has been permitted by the Mined Land Rec- lamation Division of the State of Colorado and Weld County for gravel • mining operations. The pit. is leased for an 8-year term to Weld County (Hokstra Pit) . Presently, there are two residences on the tract of land, one at the South end adjoining County Road 24-3/4 and one in the gravel pit area. The proposed lots will be residential , but will remain agriculturally zoned, and thus this proposal is consistent with the intent of the Agricultural Zone District in which they are located. 4. The lots will be compatible with the existing land uses as only those uses P presently permitted in the Agricultural Zone and on the surrounding pro- perties will be permitted on the proposed lots. The proposed uses are similar to other residential/agricultural lots in the area. 5. In applying for this Subdivision Exemption and Recorded Exemption, we are not seeking a land use variance or any change in zoning so the proposed division would not hinder future development as projected by the County. The tract lies one-half mile East and 3/4 mile North of Del Camino. There will be no change in the existing infrastructure which would have any major impact on future development. 6. This proposal is consistant with efficient and orderly development in that it easily blends in with what is currently permitted or taking place in the area. 7. The two existing homes are being served by well water and a septic system and leach field. . It is the present intent to continue this type of utility service on the Southerly existing redidence and to drill new wells and install new individual sewage disposal systems on the two lots of the Recorded Exemption.
