RE: APPROVAL FOR FINAL PLAT FOR PURITAN PLACE - JIMMIE AND MARVIN
STRAUGHN
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, the Final Plat for Puritan Place, Jimmie and Marvin
Straughn, has been submitted to the Board of County Commissioners
of Weld County, Colorado for approval in accordance with the Sub-
division Regulations of Weld County, Colorado, and
WHEREAS, the Board of County Commissioners heard all of the
testimony and statements of those present, and
WHEREAS, the Board has studied the request of the applicants
and has studied the Planning Commission' s recommendation for
approval and has studied the Planning Commission' s reasons for
said recommendation as below listed:
1) The final plat conforms in all major respects to the
preliminary plat previously reviewed and approved by
the Planning Commission and the Board of County Com-
missioners.
2) The final plat conforms with the requirements of Sec-
tion 6-lA of the Weld County Subdivision Regulations.
3) The following referral entities have reviewed this
request and set forth no objections to it (specific
concerns are addressed in the conditions below) :
a) Weld County Health Department;
b) Weld County Engineering Department;
c) Colorado Geological Survey;
d) Colorado State Highway Department;
e) Longmont Fire Protection District;
f) Tri-Area Planning Commission;
g) St. Vrain Valley School District;
h) Weld County Utilities Review Advisory Committee.
WHEREAS, the Weld County Planning Commission' s recommendation
for approval is subject to the following condition:
1) No building permit shall be issued by the Weld County
Department of Planning Services until the applicant pre-
sents evidence that turn lane requirements shall be pro-
vided for as set forth in the State Highway Access Code
Provisions in reference to access to Colorado State
Highway 52.

NOW, THEREFORE, BE IT RESOLVED, by the Board of County Com-
missioners of Weld County, Colorado that the Final Plat for Puri-
tan Place - Jimmie and Marvin Straughn be, and hereby is, approved
subject to the condition as listed above.
The above and foregoing Resolution was, on motion duly made
and seconded, adopted by the following vote on the 14th day of
July, A.D. , 1982.

Moved by Jerry Kiefer that the following resolution be introduced for
passage by the Weld County Planning Commission:
Be it Resolved by the Weld County Planning Commission that the Subdivision
Plat Final. Ela Puritan, lac located on the following described pro-
perty in Weld rcounrty, %o i orado, to-wit:
Pt. of the NZ NE1, Section 3, T1N, R68W of the 6th P.M. , Weld County,
Colorado
be recommended (favorably) (utj ) to the Board of County Commissioners
for the following reasons:
1. The final plat conforms in all major respects to the preliminary plat
previously reviewed and approved by the Planning Commission and the
Board of County Commissioners.
2. The final plat conforms with the requirements of Section 6-lA of
