RE: GRANT MOBILE HOME PERMIT NO. 425 FOR RONALD HULSTROM FOR A
SECOND MOBILE HOME AS AN ACCESSORY USE ON AN AGRICULTURAL
UNIT
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, Ronald Hulstrom has applied to the Board of County
Commissioners of Weld County, Colorado for a permit to place a
second mobile home on the following described real estate as an
accessory use on an agricultural unit and which is to be occupied
in an A-Agricultural Zone District, and
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, on the 18th day of March, 1981 , considered the request
of Ronald Hulstrom for a second mobile home as an accessory use
on a parcel of land more particularly described as follows:
The South Half of the Northwest Quarter of
Section 22 , Township 1 North, Range 68 West
of the 6th P .M. , Weld County, Colorado
WHEREAS, the Board of County Commissioners , having heard
the applicant, as well as the recommendation of the Department
of Planning Services, finds that said request should be granted
provided the applicant obtains adequate water prior to making
application for a building permit for the mobile home.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Com-
missioners of Weld County, Colorado that the request of Ronald
Hulstrom for permission to place a second mobile home as an
accessory use on an agricultural unit in an A-Agricultural Zone
District be, and hereby is, granted provided the applicant obtains
adequate water prior to making application for a building permit
for the mobile home.

COMMENTS:
This unit will be located south of the existing mobile home; will conform to the
setback requirements, and will not infringe on the easement of the Community Ditch.
Access to this unit would be better than the access to the original farmstead as it
, would be further from the crest of the hill to the north. Again this is a situation
where the help needs to be located on the farm and dairy. I recommend approval.

I, the undersigned, understand and agree to the conditions of this Zoning
Permit which are as follows:
1. All zoning permits for mobile homes as accessory uses to farms are
temporary. Such permits shall automatically expire and the mobile
home shall be removed upon the cessation of the use of the mobile home
as an accessory use on the agricultural unit.
2. A zoning permit for more than one mobile home in the "A" Agri-
cultural District as an accessory use on an agricultural unit may he
issued only upon approval by the Board of County Commissioners.
Further, I, the undersigned, meet the following conditions which are
required to he eligible for this permit.
1. The mobile home will be occupied by persons principally employed
on the agricultural unit where the mobile home is located.
2. The mobile home is necessary for the effective and economic
operation of the agricultural unit.
Please state the reason(s) which show that the mobile home is necessary
for the effective and economic operation of the agricultural unit.

3. The mobile home will not be used as an income snurcc by the applicant
for rental to persons not principally employed upon the agricultural unit.
4. Adequate water and sewage disposal facilities are available to the
mobile home.
5. The mobile home is not the first dwelling on the parcel of land.
Where the mobile home will be the first dwelling on a parcel of land, it
shall be considered a principal dwelling and may be permitted only under
the provisions of Section 6.1(2)I11B.5 of the Weld County Zoning
Resolution.
