RE: GRANT ACCESSORY DWELLING PERMIT NO. 16 - P & A TURKEY FARMS
WHEREAS , the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, on the 22nd day of August, 1984 , considered the request
of P & A Turkey Farms to place a dwelling on a parcel of land
to be used as a principal dwelling, and
WHEREAS, said principal dwelling is to be occupied in an
A-Agricultural Zone District on a parcel of land being more par-
ticularly described as follows:
Section 30, Township 5 North, Range 64 West
of the 6th P.M. , Weld County, Colorado
WHEREAS, the Board of County Commissioners, having heard
the testimony, finds that said request should be granted sub-
jectto the following conditions : 1) the applicant shall apply
for\the accessory dwelling within thirty days from the date of
approval by the Board of County Commissioners; 2) a septic per-
mit shall be obtained and the site shall meet percolation test
requirements prior to the issuance of a building permit; 3) prior
to the issuance of a building permit, the owner shall submit
evidence that the proposed water tap is supplying water in such
a manner as to be adequate in quality, quantity and dependability
for the proposed use; and 4) the accessory dwelling shall not
be occupied until the hereinabove mentioned conditions have been
complied with.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Com-
missioners of Weld County, Colorado, that the request of P & A
Turkey Farms to place a dwelling to be used as a principal dwell-
ing on the hereinabove described parcel of land, which was found
to be in compliance with Section 43 of the Weld County Zoning
Ordinance, be, and hereby is, granted subject to the above men-
tioned conditions.

This request is for 1 dwelling to be used as: a principal dwelling
Legal Description of Parcel: Section 30, T5N, R64W of the 6th P.M. , Weld
County, Colorado.
Location: One 91) mile southwest of Kersey; East of WCR 49 and south of WCR
54.
The Department of Planning Services staff has reviewed this request and
recommends that the request be approved for the reasons:
WILL WILL NOT
X Be compatible with the Weld County Comprehensive Plan
X Be compatible with the surrounding area
X Be in harmony with the character of the neighborhood
X Adversely affect the immediate area
X Be adequately served by water and sewage disposal
facilities
X Adversely affect the general health, safety and
welfare of the inhabitants of the area and the County
COMMENTS: The Department of Planning Services has not received any objections
regarding this application.
The Department of Planning Services staff recommendation for approval is
conditional upon:
1. The applicant applying for a building permit for the accessory dwelling
within thirty (30) days from the date of approval by the Board of County
Commissioners.
2. A septic permit shall be obtained and the site shall meet percolation
test requirements prior to the issuance of a building permit.
3. Prior to the issuance of a building permit, the owner shall submit
evidence that the proposed water tap is supplying water in such a manner
as to be adequate in quality, quantity and dependability for the proposed
use.
4. The accessory dwelling shall not be occupied until such time that the
applicant has complied with Conditions 1, 2 and 3 above.

COMMENTS:
The subject site is one complete section. The northeast one quarter is pasture land.
Residences, mobile homes and the turkey operations are spread throughout the section. A
total of eleven (11) residences including 5 mobile homes are on the section. Tank
batteries and oil and gas well are in the SW corner of the site. At the time of the

Dear Sirs:
We hereby request approval of this application for 2 new residences
as an accessory to farm use for the following reasons:
1. We need this approval to house 2 full-time
employees on the farm.
2„ We have in close proximity, four residences
and three mobile homes for full-time employees,
3. It is necessary to have personnel live at the
turkey production unit for effective and economic
operations.
