RESOLUTION
RE: GRANT MOBILE HOME PERMIT NO. 806 - DOUG MICHAEL
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, the Board of County Commissioners of Weld County,
Colorado on the 16th day of November, 1983, considered the request
of Doug Michael to place a mobile home to be used as a principal
dwelling, and to be occupied in an A-Agricultural Zone District,
on a parcel of land more particularly described as follows :
Lot 8 of the Union Colony Subdivision, (Part
NWa SEa, Section 10 , Township 5 North, Range
65 West of the 6th P.M. ) Weld County,
Colorado
WHEREAS , the Board of County Commissioners, having heard
the testimony, finds that said request should be granted subject
to the following conditions : 1) the applicant shall apply for
a building permit for the mobile home within thirty (30) days
from the date of approval by the Board of County Commissioners;
2) a septic permit shall be obtained and the site shall meet perk
test requirements prior to the issuance of a building permit;
3) prior to the issuance of a building permit, the owner shall
submit evidence that the proposed water tap is supplying water
in such a manner as to be adequate in quality, quantity and de-
pendability for the proposed use; 4) the mobile home shall not
be occupied until such time that the applicant has complied with
Conditions 1, 2 and 3 above and 5) prior to the issuance of a
building permit, the applicant shall show evidence of a recorded
access easement for said lot.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Com-
missioners of Weld County, Colorado that the request of Doug
Michael to place a mobile home to be used as a principal dwell-
ing on the above described parcel of land, which was found to
be in compliance with the Weld County Zoning Ordinance, Section
43, be, and hereby is, granted subject to the conditions as
above listed.

recommends that the request be for the reasons:

COMMENTS:
The Department of Planning Services staff recommendation for approval is
conditional upon:
1. The applicant applying for a building permit for the mobile home within
thirty (30) days from the date of approval by the Board of County
Commissioners.
2. A septic permit shall be obtained and the site shall meet perk test
requirements prior to the issuance of a building permit.
3. Prior to the issuance of a building permit, the owner shall submit
evidence that the proposed water tap is supplyng water in such a manner
as to be adequate in quality, quantity and dependability for the proposed
use.
4. The mobile home shall not be occupied until such time that the applicant
has complied with Conditions 1, 2 and 3 above; and

COMMENTS:
The subject site is a five (5) acre Union Colony lot which was part of an old gravel
nit. The proposed mobile home would sit on a bench area not previously disturbed by
mining operations: cut and fill as well as leveling of the site may be required if
the mobile home is to be placed seventy-five (75) feet from the south property line.
the five (5) acre tract is primarily agricultural zoning with the western corner
zoned "R-1". Mobile homes are not permitted in "R-1" zones. The lot is essentially
land locked: access from East 18th Street will require an access easement over either
the Leone parcel to the west or the Scholfield parcel to the south.

We would like to move our mobile home to this property as
our sole residence. Also we own three head of horses and would
like everything to be in the same place. In the future we plan
on putting a horse barn there and possibly building a new home.
This will eliminate our paying space rent for our mobile home and
boarding fees for our horses.
