VELAS- QUEZ, 17361 WELD COUNTY ROAD #48 , LA SALLE, COLORADO 80645 WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to Colorado statute and the Weld County Home Rule Charter, is vested with the authority of administering the affairs of Weld County, Colorado, and WHEREAS, the Board of County Conmiissioners of Weld County, Colorado held a public hearing on the 17th day of September, 1980 at the hour of 2 : 00 o 'clock p.m. in the Chambers of the Board of County Commissioners for the purpose of hearing the application of Woolworks, c/o Edward K. Velasquez , 17361 Weld County Road #48 , La Salle, Colorado 80645 , for a Special Use Permit for Agri-business sheep pelts, buying wool and shearing, on the following described real estate, to-wit: A tract of land located in the Southeast Quarter of Section 2 , Township 4 North, Range 66 West of the Sixth Principal Meri- dian, Weld County, Colorado and being more particularly described as follows: Commencing at the Southeast corner of said Section 2 and considering the East line of the Southeast Quarter of said Section 2 to bear North 01°36 ' 48" West and with all other bearings contained herein being rela- tive thereto; Thence North 01°36 ' 48" West along the East line of the Southeast Quarter of said Sec- tion 2 , 1089 . 56 feet to the True Point of Beginning; Thence North 89°06 ' 56" West, 323 . 03 feet; Thence North 00°53 ' 04" East, 63 . 98 feet; Thence South 88°23 ' 12 " West, 300 . 02 feet; Thence North 01°36 ' 48" West, 109 . 97 feet; Thence North 88°23 ' 12" East, 619 . 96 feet to a point on the East line of the South- east Quarter of said Section 2 ; Thence South 01°36 '48" East along the East line of the Southeast Quarter of said Sec- tion 2 , 187 . 97 feet to the True Point of Beginning; Said tract of land contains 2 . 089 acres and is subject to any rights-of-way or other easements as granted or reserved by instru- ments of record or as now existing on said tract of land. WHEREAS, the petitioner was present, and WHEREAS, evidence was presented in support of the granting of the Special Use Permit for agri-business, sheep pelts, buying wool and shearing on the above described real estate, and PL0934 800402 WHEREAS, Section 3 . 3 (E) (2) of the Weld County Zoning Resolu- tion authorizes such a use in an Agricultural District upon appro- val by the Board of County Commissioners, and WHEREAS, the Board of County Commissioners of Weld County, Colorado heard all of the testimony and statements of those pre- sent, has studied the request of the petitioner and the recom- mendations of the Weld County Planning Commission and all of the exhibits and evidence presented in this matter, and having been fully informed, is satisfied that the request for a Special Use Permit for agri-business , sheep pelts, buying wool and shearing on the hereinabove described real estate , conforms to the pur- poses of Section 3. 3 (E) (2) of the Weld County Zoning Resolution. NOW, THEREFORE, BE IT RESOLVED by the Board of County Com- missioners of Weld County, Colorado that the application of the Woolworks for a Special Use Permit for agri-business, sheep pelts, buying wool and shearing on the hereinabove described tract of land be, and hereby is, granted subject to the following: 1 . The Development Standards contained in the Special Use Permit. 2. No building or electrical permits shall be issued on the Special Use Permit area until the Development Standards for the Special Use Permit have been placed on the Special Use Permit plat and said plat has been delivered to the office of the Department of Planning Services. BE IT FURTHER RESOLVED by the Board of County Commissioners of Weld County, Colorado that the reasons for approval contained in the Weld County Planning Commission recommendations dated September 2, 1980 be, and hereby are, adopted as the findings of fact of the Board of County Commissioners in this matter. The attached Development Standards being recommended and adopted for the Special Use Permit. 2. No building or electrical permits shall be issued on the Special Use Permit area until the Development Standards for the Special Use Permit and the property owners signatures have been placed on the Special Use Permit Plat and the Plat has been delivered to the office of the Department of Planning Services. DEVELOPMENT STANDARDS Edward Velasquez SUP-437:80:27 1. The permitted uses on the hereon described parcel shall be an agribusiness for the pruchase, storage and drying of sheep pelts and wool; sheep shearing; and all uses permitted by right in the Agricultural Zone District. The facilities shall be limited to those as shown hereon. 2. The Special Use Permit area shall be maintained in such a manner so as to prevent soil erosion, fugitive dust, and the growth of noxious weeds. 3. All phases of the operation shall comply with all County and State Health Standards and Regulations pertaining to air quality, water quality, noise emission, and sanitary disposal systems. 4. All accesses shall have the approval of the Weld County Engineering Department. All accesses shall be constructed in accordance with the recommendations and/or requirements of the Weld County Engineering Department. 5. The Special Use Permit shall be limited to the plans shown hereon and governed by the Development Standards stated above and all applicable Weld County Regula- tions. Any material deviations from the plans and/or Development Standards as shown or stated above shall require the approval of an amendment to the Special Use Permit by the Planning Commission and the Board of County Commissioners be- fore such changes from the plans and/or Development Standards shall be permitted. Any other changes from the plans and/or Development Standards shall be filed in the office of the Department of Planning Services. 6. The property owner and/or operator of this operation shall be responsible for complying with all of the above stated Development Standards. Noncompliance with any of the above stated Development Standards may be reason for revocation of the Special Use Permit by the Board of County Commissioners. Wool buying consist' s of customer' s delevering wool to the warehouse, when it is convenient for the customer. It is then weighed, stacked and the customer is paid. Wool that is bought from the local feedlot owner' s , will be picked up at the end of each shearing day with fifth wheel trailer and pickup. Sheep pelt' s are bought at Inedible Meat Product' s and Weld County By-Product' s, Greeley, Colorado which are picked up daily at 4;00 o'clock. Pelt' s are also bought at Grand Valley Rendering, Grand auction, Colorado and Platte Valley Rendering Co. , Sterling, Colorado,which are picked up once a year. Pelt' s will be bought _ . from packing plant' inNDenver, Colorado ; Albert Lee , Minnasota and Salt Lake City, Utah which will be brought here to the ware- house by semitrailer. The pelt' s will then be dryed in a drying room 16 ft. by 36 ft. with forced heat and air. The pelt' s are then sheared by the shear' s. The pelt' s are then bailed and sent to Southern Wool & Skin Company, San Antonio , Texas or Tanfur , Salt Lake City, Utah. Sheep shearing will be done by appointment only by a sheep- shear.
