RE: APPROVAL OF RECORDED EXEMPTION NO. 508 - GEORGE S. REYNOLDS
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering
the affairs of Weld County, Colorado, and
WHEREAS, it has been determined by the Board of County
Commissioners of Weld County, Colorado, at a public meeting
held on the 24th day of June, 1981 in the Chambers of the
Board of County Commissioners of Weld County, Colorado, that
the division into two parcels of land, as shown on the plat
known as Recorded Exemption No. 508, being the property of
George S. Reynolds, described as part of the Northwest Quarter
of Section 24 and part of the Northeast Quarter of Section 23 ,
all in Township 3 North, Range 68 West of 6th P.M. , Weld
County, Colorado, being more particularly described as follows:

A tract of land located in the NWi of Section 24 ,
Township 3 North, Range 68 West of the 6th P.M. ,

does not come within the purview of the definition of the terms,
"subdivision" and "subdivided land" , pursuant to its authority
under Section 30-28-101 (10) (d) , CRS 1973, as amended, and
WHEREAS , the Board of County Commissioners of Weld County,
Colorado finds that this particular division of land is not
within the purposes of the Weld County Subdivision Regulations
and the Board desires to exempt this particular division of
land from the definitions of "subdivision" and "subdivided land"
pursuant to its authority under Section 30-28-101 (10) (d) ,
CRS 1973, as amended, and Section 2-lA (3) of the Weld County
Subdivision Regulations.
NOW, THEREFORE, BE IT RESOLVED by the Board of County
Commissioners of Weld County, Colorado that the hereinabove
described parcel of land owned by George S. Reynolds be, and
hereby is, exempt from the definition of the terms "subdivision"
and "subdivided land" pursuant to its authority under Section
30-28-101 (10 (d) , CRS 1973, as amended.
The above and foregoing Resolution was, on motion duly
made and seconded, adopted by the following vote on the 24th
day of June, A.D. , 1981.

Dear Commissioners:
The attached application, plat, and related items are in reference to a
request from George Reynolds for a recorded exemption. The parcel of
land on which this request has been made is described as part of the
NWT, Section 24 and part of the NE1, Section 23, all in T3N, R68W of
the 6th P.M. , Weld County, Colorado. This property is located three
miles southeast of Mead. The property contains approximately 160 acres
of Class II and III irrigated soils. The request is to split the property
into parcels of 3.49 acres and 156.51 acres.
The applicant wishes to dispose of a set of improvements which are of
no value or need to his agricultural operations. Based on submitted
information and policies of the County, the Department of Planning
Service's staff recommends the request be approved for the following
reasons:
1. The proposed split conforms with Section 9-2 of the Weld
County Subdivision Regulations (intent clause) , Section
3-3 A. of the Weld County Zoning Resolution (intent clause
of the Agricultural District) and the Weld County Comprehen-
sive Plan. No land is being removed from production and
the overall density of irrigated agricultural land is being
maintained.
2. Agricultural uses will continue to be the primary use and
there would appear to be no encroachment of incompatible
uses to the area (considering existing home sites north
of Weld County Road 32) .
3. The request complies with Section 9-4 A. of the Weld County
Subdivision Regulations.

Honorable Commissioners:
We are seeking permission to subdivide, through Recorded Exemption,
our property, the Northwest Quarter of Section 24, Township 3 North, Range
68 West of the sixth principal meridian, Weld County, Colorado.
We desire to sell the home together with the other improvements and
retain the balance of the Quarter Section for farming purposes. The property
is served with water by the Little Thompson Valley Water District. Should
the need arise to obtain an additional water tap from the District, all that
will be necessary is to pay the required fee to the District. Sewage is
disposed of through a septic tank and leach field. Soils on the farm are
such that addition of another septic system will present no physical prob-
lems. However, the ability to provide water and sewage disposal systems
to the farm is accademic since our intention in selling the farm improvements
is to grow crops on the rest of the property profitably rather than become
landlords for residential tennants.
