RE: APPROVAL OF AMENDMENT TO RECORDED EXEMPTION NO. 151,
MORO FARMS, INC.
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home Rule
Charter, is vested with the authority of administering the affairs
of Weld County, Colorado, and
WHEREAS, the Board of County Commissioners did approve Recorded
Exemption No. 151, by Resolution, on November 6, 1974, and
WHEREAS, the Board has been informed by the Weld County Planning
staff, that the aforementioned Recorded Exemption now needs to be
amended by reducing the size of Lot A by adding 15. 274 acres to Lot B.
The resulting lots will be: Lot A 51. 53 acres and Lot B 21. 26 acres
in size, and
WHEREAS, the Board deems it advisable and in the best interests of
Weld County to approve said amendment.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners
of Weld County, Colorado, that the hereinabove amendment to Recorded
Exemption No. 151 for Moro Farms, Inc. be, and hereby is, approved.
The above and foregoing Resolution was, on motion duly made and
seconded, adopted by the following vote on the 16th day of December,
A. D. , 1981.

SUMMARY STATEMENT
MORO FARMS, INC.
AMENDED RECORDED EXEMPTION
The original Recorded Exemption involved a splitting of the North
five acres of the subject property. At the time the original Recorded
Exemption was applied for and granted, there existed a purchase contract
for the five acre parcel. After the Recorded Exemption was granted, the
Purchasers selected an alternative site, leaving the original exempted
parcel without a specific user. Inasmuch as the original Recorded Exemption
was platted for a specific user, the dimensions of the parcel were not appro-
priate for other uses. Specifically, the original Recorded Exemption
dimensions were approximately: 1300 ft. (running East and West) x 193 ft. (North
and South along the East property line) , with the West end of the original
parcel tapering to a point.
At the present time, there is a new purchase contract for the North 20
acres of the total 72 acre farm. The North 20 acres would necessarily
include the original five acre exempted parcel. We are, therefore, re-
questing that the original Recorded Exemption be amended so as to describe
a 20 acre parcel.
Simultaneous with this application, we have submitted an application for
rezoning the entire 72 acre farm.
Sewage disposal will be provided by septic system; the land is amenable
to septic system usage. Accompanying the application, is a letter from
North Weld County Water District indicating water service can be provided
to the property.
We respectfully request your consideration for the requested amendment. It
should be noted that this amendment is a requirement of the aforementioned
existing purchase contract.
