The applicant has complied with Section -81.7 et. seq. of the Weld County Zoning Resolution regarding the application requirements for a change of zone. 2. It is the opinion of the Department of Planning Services staff that the proposed request is consistent with the Weld County Comprehensive Plan in that the property lies within an existing well-defined community. It is the opinion of the Department of Planning Services staff that this request will be compatible with the surrounding land uses, will have adequate water and sewer service to serve the permitted uses within the proposed zone district, and will have adequate road and highway facilities to provide access to the property. 4. In addition, the property does not appear to have sand, gravel, or other mineral resources on or under the subject property, is not located within a Geologic Hazard area or a Flood Hazard area, and soil conditions do not present moderate or severe limitations to development. • 5. Whereas this property is in the center of an established and existing townsite, although unincorporated, this proposed zone change would not, in our opinion, adversely affect the surrounding land uses. We feel the only effect would be beneficial to the residents of the town and surrounding agri- cultural community in this time of energy awareness, by providing a closer outlet for basic food supplies than presently exists (20-25 miles distant). The property is presently bordered on two sides with County maintained streets. :;e feel these f.:ciliti•_s ::_ e adequate to meet the requirements of the proposed zone change. We also do not believe that the proposed change would add to the county maintenance cost or congestion in the town. Thank you for your prompt consideration of this matter.
