WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the

division Regulations.

2 . The legal description of the entire property
involved is as stated on the attachment to the Warranty Deed
dated June 20 , 1981 . This is marked as Exhibit "E" . The
entire parcel contains 6 . 9 acres .
3 . The property is presently being used as a heavy
equipment repair and storage facility and as a dispersal point
for ready mix concrete . Rocky Mountain Ready Mix, a lessee of
Norden & Son, mixes concrete and is not involved in gravel
excavation or manufacturing .
4 . The adjacent properties are used in conformity
with 1-3 zoning and includes the following:
a. Brighton Welding and Machine Shop .
b . Jim' s Water Service .
c . Mobile Premix.
d. Vacant feed lots and idle river bed .
5 . The purpose of this request is to make one
legal parcel consisting of Parcel 046 , 072 and the East 100. 00
feet of Parcel 045 as designated on Parcel Map 1471-31-0
and updated as of 7/29/81 . This would bring the resulting
6 . 90 acres into conformity with the Weld County Subdivision
Regulations Section 2-1A(3) . (See Exhibit "A" attached hereto ,
photocopy of that relevant portion of the Parcel Map . )
6 . Attached as Exhibit "B" is an executed Power
of Attorney authorizing the undersigned attorney to be
legal agent for the applicant .
7 . Attached as Exhibit "C" is a Warranty Deed
whereby applicant obtained legal interest in the property.
8 . Designated as Exhibit "D" is a plat as of
11/18/80 prepared by Alpha Engineering , P . 0 . Box 392 , Fort
Lupton, Colorado . This plat designates the entire 6 . 90 acres
which is the subject property . The legal description of that
part of Parcel 045 being added is :

Duration and Revocation.This Power of Attorney shall remain in effect until revoked.It may be revoked
only by written notification given by the Principal,or by his conservator or other court-appointed re-
presentative,to the Attorney-In-Fact.The Principal's death also shall revoke this Power of Attorney.
This Power of Attorney shall not,however,be affected by the disability of the Principal.In no case shall
this Power of Attorney be deemed to have been revoked in any manner with respect to any person who,
without actual knowledge of the revocation or the event giving rise to the revocation,acts in good faith
in dealing with the Attorney-In-Fact.
Miscellaneous.If two or moreAttorneys-In-Fact are named above,all of them must act concurrently in
