Describe your requested change to the PUD and why you think the request should be approved. The description may reference uses permitted within zone districts described in Article III of Chapter 23 of the Weld County Code. If approved, such uses shall be considered uses by right. Certain uses may require subsequent submittal and approval of a Site Plan Review as described in Section 23-2-150.B of the Weld County Code. The current P.U.D. (Planned Unit Development) District within Froman Ranchettes Subdivision will remain as is but will allow E (Estate) Zone District uses. Specific uses shall be a screened non- commercial junkyard on Lot 8 and for Lot 9, a Kennel, Agriculture uses, Conex Boxes and additional home. Eight of the lots range in size from 1.6 to 2 acres with the ninth lot approximately 24 acres. The lots are for single family residential. Sodded areas and gardens requiring irrigation will be limited to one acre per lot. Based on average consumption of 150 gallons per capita per day an average family of 3.5 people per unit and irrigation requirements of 2 acre feet per acre; the average yearly requirements for the subdivision will be 22.5 acre feet per year. Water bearing acquifiers underlying the subdivision are the Arapahoe and Laramie - Fox Hills formations as well as upper alluvial sands.- Subsoils in the area as indicated by logs of existing wells (see Log Summary following this report) are highly stratified with alternating layers of sand and shale. For additional information on subsoils refer to Soils and Geologic Report prepared by Chen and Associates, Job #103L0, October 24, 1973. The existing wells in the area vary in depth from 75 to 1000 feet. Flows range from a minimum of 5 gallons per minute to a maximum of 1100 gallons per minute. The domestic wells average around 20 gallons per minute indicating an adequate flow is available for domestic purposes from wells drilled in the area. From examination of the well logs and indications given of depths at which water was found, and extrapolation between existing wells of varying depths the total thicknesses of water bearing acquifiers is estimated at 298 feet based on a total depth of 1000 feet. Treating this as an unrechargeable supply the total water available to the subdivision is 2384 acre-feet. Based on a 100 year life this computes to 23.8L acre feet per year for the subdivision, an average of 2.65 acre feet per lot. The above supply will be adequate over the 100 year life for the needs of the subdivision by adhering to the requirements stated above. No septic tank or field system shall be nearer than fifty (50) feet to any building plot line except with the consent of the appropriate health officials of the County and State, and no sewage, waste water, trash, garbage or debris shall be emptied, discharged, or permitted to drain into any body of water in or adjacent to the subdivision. No outside toilets or privies shall be permitted on any tract in this subdivision. No bedrock was encountered in our test hole drilling to depth 28 feet. Foundations should be spread footings founded on the upper sands and clays. SCOPE This report presents the results of a preliminary geological reconnaissance, subsoil investigation and percolation tests of a 40- , acre parcel of land bounded on the west by Weld County Road 37. The site is located approximately 5 miles southwest of Hudson, Weld County, Colorado. This report discusses the general geology, subsoil condi- • tions , percolation characteristics and most suitable foundation types for the proposed development. PROPOSED DEVELOPMENT The site has been planned as single-family residences with individual wells and septic systems. At present the site has been • platted with nine lots ranging in size from approximately 1 .6 acres to 24.9 acres. SITE CONDITIONS The site comprises 40 acres and is located in the SW , NW4,Section 18, T. IN. , R.65W. , Weld County, Colorado. At the time of our, investigation, the site was vacant and had been cultivated for agricultural use. The land, however, has lain dormant for at least 1 year. Vegetation on the site consists of two seasons growth of voluntary wheat and weeds. - 2 The topography of the site is generally flat to gently rolling. The land slopes gently down to the east with a small ancient sand dune interrupting the local topography. A low ridge occurs on the south and is the result of wind-blown soil deposited along a fence line. The maximum difference in elevation across the site is about 32 feet, ranging from a high in' the southwest corner of near 5026 to a low in the northeast corner of near 4994. There are no major drainages across the property. The topography and nature of the soils indicate infiltration is prevalent over run-off. GEOLOGIC SETTING The area lies in the Denver Basin. The bedrock underlying the area is the Dawson Formation of Upper Cretaceous Lower Tertiary Age. The formation consists primarily of grey claystone with some lenticular beds of sandstones and siltstones. There was no exposed bedrock on the site and it was not encountered in our test holes. Examination of geologic maps of ' the area indicates an outcropping of the Dawson Formation approximately two miles west of the site. Bedr )ck on the site has been buried by eolian and alluvial deposits of Quaternary age. The site is situated in an ancient dune area. The small knoll found in the eastern half of the site is a dormant dune. Larger and more well defined dunes are found several miles to the north. SUBSOIL CONDITIONS The general subsoil conditions on the site were investigated by drilling test holes and taking undisturbed samples. The soils 3 - encountered are eolian (wind blown) sands overlying alluvial clays and sands. These deposits range in depth to over 28 feet, the limit of our test holes. Laboratory testing indicates the upper sandy soils will settle moderately upon loading and wetting, see Figs. 4 and 5. The alluvial clays possess a slight swell potential , see Fig. 4. Grain size analysis of the upper silty sand is shown on Fig. 6. Free water was measured at the time of drilling at depths ranging from 13' to 15' across the site. FOUNDATION TYPES Considering the proposed construction at the site , spread footings are the most feasible type foundations. Where possible, spread footings should be placed on the upper nonexpansive silty sand. It appears that this stratum occurs below normal basement depth over most of 'the site. Where basements extend through This stratum and into medium stiff sandy clays, spread footings or foundation wall on grade would be feasible. Footings on the upper sands could be designed for maximum soil pressures varying from 1 ,500 to 3,000 psf. Foundations placed on the lower clay should be designed for maximum soil pressure from 2,000 to 4,000 psf and will require a minimum dead load pressure because of the low expansive potential of the soil . Most of these soils are suitable to support lightly loaded slab on grade floors. When the lower floor is placed on the medium stiff clay, a floating floor slab system should be used. - 4 - r GEOLOGICAL CONDITIONS AFFECTING CONSTRUCTION There are no adverse geologic conditions on the site. Subsoil conditions described above are the main conditions of concern for construction on the site. COMMERCIAL SAND AND GRAVEL In accordance with House Bill 1529, we have reviewed the unconsolidated deposits with regard to commercial extraction. In our opinion these soils are not of commercial value. The sand is very fine grain and contains excessive fines to be of value in aggregate extraction. CUT AND FiLL Some site grading will be required to construct the proposed street and cul -de-sac. However, due to the flat topography, cut and fill will probably be at a minimum. Excavation for construction should be easily accomplished with backhoe or loader type equipment. Areas stripped of vegetation should be revegetated as quickly as possible, as the noncohesive granular texture of the upper soils are easily eroded both by wind and water. PERCOLATION TESTS A 3-foot deep hole was drilled adjacent to the test holes at the locations shown on Fig. 1 . The percolation tests were performed in 5 these shallow holes in accordance with the standard procedures of the Department of Health, Education and Welfare. Results of the tests are tabulated on Table II , and indicate percolation rates varying from 13 to 40 minutes per inch. In our opinion these rates are satisfactory for leaching field type septic systems. MISCELLANEOUS in our opinion, this investigation is sufficient in detail to determine the general conditions at the site for preliminary planning purposes. Because the test holes were widely spaced and indicate varying subsoil conditions , we suggest that additional subsoil investigations be conducted prior to construction to provide specific design criteria. Broderick, P.E. & L.S. 712 •4, ` 4• O PL Proposed Froman Ranchette Subdivision is a 40 acre lot subdivided into 9 lots. Eight of the lots range in size from 1.6 to 2 acres with the 9th approximately 24. acres. Proposed use for the sites is single family residential. Water requirements per site will vary between 0.6 acre-feet and 1.0 acre-feet per lot per year depending on the size of family and the extent of irrigation. Using a factor of 25% irrigated and an average population of 3.5 people per lot the total yearly water requirement for the subdivision is approximately 8.3 acre-feet. A study of the existing wells in the area shows that most are relatively shallow 0 to 100 feet in depth with flow capacities varying from 50 GPM to 1100 GPM. Few wells of greater depth exist in the area. Well logs for these wells and several shallow wells follow this report. The high volume flows of the shallow wells indicate that they may be drawing from an upper alluvial acquifier. For this reason these logs are not included in computations for a permanent water supply. The subterranean geology in the area consists of layers of sand clay and shale in variable layers. For additional information refer to the soil and geological report by Chen and Associates, Job # 103140, dated October 24, 1973. The deeper wells vary from 230 feet to 850 feet in depth with flow capacities varying from 10 GPM to 35 GPM. From log indications and lengths of installed perforated pipe the estimated penetration into the acquifier by these wells is 125 feet. Treating this as an unrechargeable supply the total available capacity at depths varying from 350 feet to 850 feet is 1000 acre-feet. For a 100 year life this figures 10 acre-feet per year for the development and 0.25 acre-feet per acre; 1.11 acre-feet per lot. This supply should be adequate for the above proposed lots. Use of this aupply would have no adverse effects on the properties adjacent as only that water supply '-' underlying the property has been considered. If water is tapped from the upper high volume acquifier (0 to 100 feet) there would be some drawn down in the water table. However, due to the small number of lots and consumption the draw down would be minimal and take a number of years to appreciably affect adjacent properties. The estimated depth of this upper acquifier is 45 feet more or less providing a volume of water underlying the property which could support the needs of the proposed subdivision for 35 or more years, depending on the amount of recharge, without adverse effects on adjacent properties. However, even though this supply may be adequate, wells drilled on these lots should be cased to penetrate a minimum of one-hundred-twenty-five (125) feet into the deeper acquifier to insure an adequate supply of water over the life of the project. Because of the limited number of wells in the 100 to 800 foot depth range and the distances from them to the proposed subdivision the actual site conditions may vary considerably from this estimate.
