RE: APPROVAL OF GREELEY GYMNASTICS CENTER AS A USE PERMITTED IN
THE S-SCIENTIFIC ZONE DISTRICT.
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, at a meeting held on the 5th day of March, 1980 in
the Chambers of the Board of County Commissioners of Weld County,
Colorado, the Board heard the request of Greeley Gymnastics Cen-
ter for a determination by the Board that the use proposed by the
Greeley Gymnastics Center is an allowed use in the S-Scientific
Zone, which is the zoning classification of the tract of land
owned by the Greeley Gymnastics Center, being more particularly
described as follows:
Lot 1, Block 7, Hiland Knolls Subdivision,
Weld County, Colorado
WHEREAS, a gymnastics center of the type proposed by Greeley
Gymnastics Center is not enumerated as a use by right in the
S-Scientific Zone, and
WHEREAS, the Board of County Commissioners, pursuant to
Section 6 . 1 (1) of the Weld County Zoning Resolution, is authorized
to permit, in any zoning district where a building, structure or
use is enumerated, any other building, structure, or use which
is similar to those enumerated and no more obnoxious or detri-
mental to the area in which it is located, and
WHEREAS, the Board of County Commissioners has heard the
statements of those present at the meeting, has studied the plans
and specifications submitted by the applicant, and has heard
the recommendations of the Weld County Department of Planning
Services, and having been fully informed, is satisfied that
the request complies with the conditions set out in Section 6 . 1 (1)
of the Weld County Zoning Resolution.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Com-
missioners of Weld County, Colorado that the request of Greeley

Gymnastics Center for a determination that the proposed use is
compatible with the S-Scientific Zone, be, and hereby is, granted
subject to restricting the uses on the premises to those which
are recreational in nature (e.g. gymnastics , dancing, etc . ) and
any accessory uses to the recreational uses.
BE IT FURTHER RESOLVED by the Board that this determination
of the compatibility of the proposed use with the enumerated
uses in the Weld County Zoning Resolution is made solely for the
particular site described and for the particular development plans
submitted by Greeley Gymnastics Center and does not operate as a
general determination for any parcel of land zoned S-Scientific .
The above and foregoing Resolution was , on motion duly made
and seconded, adopted by the following vote on the 5th day of
March, A.D. , 1980.

NAME: Greeley Gymnastics Center
REQUEST: Consider request under Section 6 . 1 (1) of the Weld County
Zoning Resolution for a determination of a use not enumerated
as a use permitted in the Scientific Zone District
LEGAL DESCRIPTION: Lot 1 , Block 7, Hiland Knolls Subdivision
LOCATION: Southeast corner of 59th Avenue and 18th Street
THE DEPARTMENT OF PLANNING SERVICES STAFF RECOMMENDS THAT THIS REQUEST
BE APPROVED FOR THE FOLLOWING REASONS:
1 . In the opinion of the Department of Planning Services Staff the
proposed request is similar to those uses which are enumerated in
the Scientific Zone District. The Scientific Zone District allows
all uses permitted in the Estate Zone District. The Estate Zone
District allows public parks, playgrounds, and other recreational
areas . In the Staff ' s opinion, the proposed gymnastics center is
similar to a public park or playground. It provides an area for
specialized recreation purposes, does not generate high volumes of
traffic for any considerable amount of time, and is accessible to
the public without vehicular transportation (i .e. , pedestrian,
bicyclists, etc. ) . The Scientific Zone District restricts certain
uses to be operated entirely within an enclosed structure. The
proposed gymnastics center will meet this requirement.
2. In the opinion of the Department of Planning Services Staff the
proposed request would not be obnoxious or detrimental to the
immediate area. The proposed request would be compatible with
existing land uses. To the south is located the Greeley Family
Sports Center and the Warnoco West Skating Rink. To the north
is vacant property proposed for High Density Residential land
uses. To the east is located undeveloped Scientific Zone lots.
To the west is located a retention pond and 59th Avenue.
3. The following referral entities have reviewed this request and have
reviewed this reqeust and have set forth no objections to it :
1. City of Greeley Administrative Review Team
2 . Weld County Health Department
3. Weld County Engineering Department
The Department of Planning Services staff recommendation for approval
is subject to restricting the uses on the premises to those which are
recreational in nature (e.g. gymnastics, dancing, etc. ) and any
accessory uses to the recreational uses.
