Describe the purpose of the proposed Change of Zone. a. The purpose of this proposed change of zone is to correct the zoning to the historical and current use of the land as agricultural. 2. Describe the current and previous use of the land. a. The current and previous use of the land are the same. Currently there are 3 acres of cattle/goat grazing pasture, a large horse barn built in the 1970's but is now used for feed and hay storage and stalls for animals. Off the barn are several fenced animal pens, as well as a chicken coop and chicken run; there has also been hay production from the 3 acres of irrigated pasture. 3. Describe the proximity of the proposed use to residences. a. Residence east of us is directly across Cherry Ave; residence north of us is approximately 183 ft away; residence north of us is approximately 614 feet away; residence to the West of us is approximately 792 ft away. 4. Explain how the proposed rezoning will correct what the applicant perceives as faulty zoning, or how the proposed rezoning will fit with what the applicant perceives as changing conditions in the area. a. This proposed rezoning will correct the perceived faulty zoning since historically the home and it's acreage has been used for livestock, irrigated pasture/hay, and overall agriculture purposes.The home is also surrounded on all sides by agricultural land and a few residences who also use their land for agricultural purposes, have irrigation water and livestock, and the property has several adjacent properties that are already zoned Ag. 5. Explain how the uses allowed by the proposed rezoning will be compatible with the surrounding land uses. Include a description of existing land uses for all properties adjacent to the subject property. a. The use allowed by the proposed rezoning will be compatible with the surrounding land uses because our immediate neighbors are already using their land for agriculture as described below. Property to the east is already zoned Ag/commercial and has livestock currently on premises; property to the north has multi-species livestock on premises as well as irrigated pasture that they cut for hay several times a year; property to the south is irrigated cropland currently in alfalfa production; properties to the West-one has irrigated acreage, and one has had irrigated acreage in the past, as well as livestock in the past and currently. 6. Does the soil report indicate the existence of moderate or severe soil limitations?If so, detail the methods to be employed to mitigate the limitations for the uses proposed. a. There is already a dwelling on the premises and we are not changing anything. 7. Explain how this proposal is consistent with the Weld County Comprehensive Plan per Chapter 22 of the Weld County code. a. N/A 8. The proposal is compatible as there will be no changes to the land. 9.
