APPROVED
Subdivision Exemption is approved in accordance with information submitted
in the application and the policies of the County. The Department of
Planning Services has determined through its review that the standards of
Section 9-3 E. of the Weld County Subdivision Regulations have been met.
The applicant shall submit a mylar plat to the Department of Planning
Services to be recorded in the office of the Weld County Clerk and
Recorder. The plat shall be prepared in accordance with the requirements
of Section 9-3 C. (4) of the Weld County Subdivision Regulations. The plat
shall be submitted within sixty (60) days from the date of approval by the
Department of Planning Services. The applicant shall be responsible for
paying the recording fees.

ATTACHMENT TO SUBDIVISION EXEMPTION APPLICATION/SHABLE
The Applicants, named on the attached application request
approval of a subdivision exemption for adjustment of property
lines between their contiguous parcel. In February of 1959, Guy A.
Shable and Alva L. Shable owned all of the property in question.
By deed dated February 23, 1959 and recorded February 24, 1959 , in
Book 1525 at Page 294 of the Weld County Records, Guy A. Shable
conveyed to Alva L. Shable property owned by him in the Northeast
Quarter of the Northeast Quarter of Section 7 , Township 4 North,
Range 66 West of the 6th P.M. , Weld County, Colorado, but reserved
two separate rectangular tracts shown on the attached plot plans.
One tract was 126 feet by 148 feet and was the tract of land upon
which a framed dwelling had been constructed.
Another tract to the north of the first tract consisting of
1. 16 acres was 105 feet by 480 feet and consisted of some corrals
for livestock.
Guy A. Shable is deceased and his wife Marie J. Shable is
deceased and the two daughters of the deceased owners, Ella Jean
Albertsen and Joyce Swanson, individually and through the estate of
Marie J. Shable have contracted to sell the two small parcels.
Upon having the property surveyed it was determined that the
boundary of the parcel upon which the dwelling sits as described in
the subject deed is different than the recognized boundary
established by fences which have been in place for many years.
Accordingly, all of the owners described on the subject application
desire to amend the boundary lines of the parcels to conform to the
recognized boundary lines.
No new construction or development will occur as a result of
a subdivision exemption approval.
