Longs Peak Water District provides water to 14438 Weld County Rd #1. The owner of
said property has asked us for a letter to provide Boulder County with some assurances that there is
"adequate water supply"to the property.
According to the District's Bylaws Policies and Regulations: Section 3—Individual Water taps:
"No more than one residential dwelling house or dwelling unit may be served from a single tap to the
District' water line. Such use includes attendant outbuilding, barns, corrals, lawns, yards and gardens
normally associated with residential or farm use in an essentially rural area. The interconnection and
service of two or more dwelling houses or dwelling units (even if under common ownership and in
close proximity to each other) from a single tap and such use is forbidden."
• Longs Peak Water District provides "adequate water supply"to the property in question for
residential use. We do not have any "issues"with how the property owner conducts his business (in
the context of water). We do, however, survey our tap holders on their use of our water supply to
determine the appropriate cross-connection devices that may be needed to prevent a"backflow" event.
The owner has notified the District that he may be building a shop to "house"his vehicles with a
possible toilet in the future. The District does not have an issue with this arrangement, however, the
standard water tap only provides for standard domestic use. Please be clear that there is no "fire flow"
capacity through a standard residential tap. If"fire flow" is required, the property owner will need to
purchase a dedicated "fire sprinkler"tap, or install a fire hydrant. The District does have a 6"water
main serving this property that could support a fire hydrant installation. The District does not have any
regulations regarding the installation of a"fire sprinkler"tap or fire hydrant. This is up to either the
county agency or the local fire authority. Also, any costs of any installation of additional required
appurtenances will be the responsibility of the property owner.
If you have any questions, please feel free to contact me.
Best regards,
Gary Allen
