Further, this property is described as being located approximately 2500 feet east of WCR 1, and immediately south of Highway 66, Longmont, CO. Currently the District does have adequate additional capacity available in the above described area to accommodate your request. Therefore, we do hereby commit to provide service as requested subject to the following conditions: 1. All improvements to District facilities required to provide service will be the financial responsibility of the person(s) requesting service, in accordance with District Bylaws, Policies and Regulations. 2 All improvements must be completed in accordance with District Specifications and approved, inspected and accepted in accordance with District Bylaws, Policies and Regulations. 3. An easement must be provided to the District for water line and appurtenance installation and maintenance. That easement must be a minimum of 20' wide (extending south from and parallel to the Highway 66 right-of-way line into the property), and run the entire east-west distance of the property, as it currently exists. Additional easements may be required and will be determined when plans for this development are submitted for District approval, prior to any construction taking place. • 2005-1313 7 7 9 7 ._ p v p Mr. Jeff Olson Page 2 May 26, 2004 4. Previously, you had requested 1,000 gpm fire flow be available. Improvements to our system would be required to achieve that goal. It is my understanding that residential fire sprinkler systems will be required on all homes in this development in order to reduce the required fire flow. Recent fire flow tests in this area indicate that your new goal of 500 gpm can be met with no off-site improvements to District facilities. Should that goal revert back to the 1,000 gpm requirement, off-site improvements would be necessary. Those required improvements are as follows: a. To achieve 1000 gpm fire flow, the installation of 2 'h miles of 10" (minimum) water line/valves/appurtenances at an estimated cost of$225,0O0 will be necessary. b. Water lines within the development would have to be a minimum of 8" diameter. This commitment will expire six months from the date of this letter if the taps have not been purchased and installed by that date. I hope this provides you with the information you need.
