Based on our supplemental geotechnical investigation dated December 14, 2004,
moderately swelling bedrock was not detected on the above-referenced site within a
depth of 10 feet of the ground surface. Therefore, this study indicates that the majority
of this site is suitable for residences constructed on conventional type foundation
systems. Some areas may exist on this property where moderately expansive bedrock
is at higher levels.
It is planned to drill each individual lot prior to construction. At that time it will be
determined if caisson type construction or over-excavation and stabilization is required
for any of the residences. If moderately expansive bedrock is encountered within the
influence of the foundations, either drilled pier foundation systems or over-excavation
and replacement of expansive materials will be recommended. If soft low bearing soils
are encountered at or near planned foundation levels, over-excavation and replacement
with washed gravel or structural fill will be recommended. We do recommend that all soft
sediment which exists in the bottom of the 2 ponds on the site be removed prior to filling
in the ponds.
It is our understanding that an interceptor drain system is proposed on this site along the
north side of the property and that an underdrain system will be constructed within the
subdivision to draw down the existing water table. The cut/fill map by Tetra Tech RMC
indicates that fill will be placed in the areas of shallow groundwater. It is our
understanding that final grades will provide a minimum of 1 to 3 feet clearance between
the groundwater table and the bottom of foundations. Perimeter drains are planned
around all basements.

Terracon has completed the requested supplemental geotechnical investigation for the
above-referenced property. This report is to be used as a supplement to the
"Preliminary Soils and Foundation Investigation for the Adler Property" dated May 24,
2004 by Tetra Tech RMC.
The geotechnical engineering study was implemented by drilling 15 test borings and
retrieving relatively undisturbed samples for laboratory testing and analyses. The
borings were located throughout the site specifically to address water tables and the
swell potential of the bedrock stratum. The test boring logs for the site, along with the
results of laboratory testing on selected samples are attached. Preliminary geotechnical
recommendations for foundations and other earth connected phases of this project are
outlined below.
Soil and Groundwater Conditions
The soils encountered in this investigation generally consisted of 1/2 to 13 feet of soft to
very stiff lean clay with sand overlying claystone/siltstone/sandstone bedrock. No
bedrock was encountered in Borings 11 and 12 to depths of 15 and 25 feet, respectively.
The clay stratum tested has negligible to low swell potential at in-place moisture and
density and exhibits low bearing characteristics. The bedrock stratum has high bearing
characteristics and low to moderate swell potential. The moderately expansive bedrock
encountered was typically below a depth of 10 feet at our boring locations.
Water levels in the southeast quadrant of the property were all at a depth of 10 feet and
lower. Water levels along the Liberty Ditch were also below a depth of 10 feet. Shallow
ground water was encountered along a stretch of land from south of the 2 ponds north to
Weld County Road 28. These water levels ranged from 2 to 5 feet below existing grade.
Foundation Recommendations
•
Considering the planned residential construction and subsurface conditions encountered
in our test borings, it is our opinion that conventional or narrow type spread footings can
be utilized throughout most of this site. Based on preliminary test results, footings
bearing on natural clay soils or on approved structural fill may be designed for maximum
bearing pressures in the range of 1,000 to 2,000 psf. Footings bearing on or near the

bedrock stratum may be designed for bearing pressures in the range of 3000 to 4000
psf. Footings bearing on or near the bedrock stratum should also be designed for a
minimum dead load pressure in the range of 500 to 1000 psf.
Localized areas of very soft clay or moderately expansive claystone bedrock may be
encountered at proposed foundation levels. Over-excavation and replacement of the
very soft or expansive soils with approved fill may be warranted in these areas. A pier
and grade beam system would also be a feasible alternative if these conditions exist. We
suggest that this evaluation be performed on a lot by lot basis.
Individual lot drill downs will be required to provide specific bearing pressures and/or soil
stabilization recommendations.
Basement Construction
Groundwater was encountered on the site at depths of 2 to 13 feet. No groundwater
was encountered in Boring 9 to a depth of 15 feet. Basement construction is not feasible
through the center of the site where water levels range from 2 to 5 feet unless water
levels are lowered with a site underdrain system and /or lots are raised in elevation with
overlot fill. We recommend basements be placed at least 3 feet, and preferably more,
above groundwater to accommodate some fluctuations in water levels and to reduce the
potential for water problems in the basement.
An interceptor drain is suggested along the south side of WCR 28 to collect water which
is probably seeping south from ponds on the north side of WCR 28. An underdrain
system throughout the subdivision in sewer main trenches would also be recommended.
Perimeter drains are recommended around all lower levels. These perimeter drains
should flow by gravity to the underdrain system.
Floor Slab Construction
Swell consolidation tests performed on samples of the soil at or near anticipated floor
slab elevations indicate low swell potential upon wetting. Based on this data and our
experience, we believe slabs on grade can be supported on the site soils with a
relatively low potential of excessive movement. Some areas of moderately expansive
soils at or near basement slab elevations may be encountered during individual lot drill
downs. If this condition is encountered over-excavation of the moderately expansive soil
and replacement with moisture conditioned soils may be recommended to reduce the
potential of excessive slab heave. We suggest that the over-excavation be performed
on a lot by lot basis.
