RE: APPROVAL OF RECORDED EXEMPTION NO. 531 - RIDER FAMILY
INVESTMENT
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, it has been determined by the Board of County
Commissioners at a public meeting held on the 27th day of January,
1982 in the Chambers of the Board, that the division into two
parcels of land, as shown on the plat known as Recorded Exemption
No. 531, being the property of Rider Family Investment, described
as part of the South Half of Section 6 , Township 2 North, Range 68
West of the 6th P. M. , Weld County, Colorado, being more particularly
described as follows:
Attached exhibit "A" is incorporated herein
by reference
does not come within the purview of the definition of the terms,
"subdivision" and "subdivided land;' pursuant to its authority
under Section 30-28-101 (10) (d) , CRS 1973, as amended.
NOW, THEREFORE, BE IT RESOLVED by the Board of County
Commissioners that the hereinabove described parcel of land owned
by Rider Family Investment be, and hereby is, exempt from the
definition of the terms "subdivision" and "subdivided land" .
BE IT FURTHER RESOLVED that the applicant shall provide
for a thirty (30) foot easement on Lot "B" for an access from
Weld County Road 26 to Lot"A" . Said easement shall be shown on
the Recorded Exemption plat prior to recordation.
The above and foregoing Resolution was, on motion duly made
and seconded, adopted by the following vote on the 27th day of
January, A. D. , 1982 .

Re: Recorded Exemption #531
Dear Commissioners:
The attached application, plat and related items are in reference to a
request from the Rider Family Investment for a recorded exemption. The
parcel of land on which this request is being made is described as the
S1 NW' , Section 6, T2N, R68W of the 6th P.M. , Weld County, Colorado.
This property is located approximately one mile east of the city of
Longmont. The property contains approximately 74 acres of Class II and
III irrigated soils and Class III and IV nonirrigated soils. The request
is to split the property into parcels of one (1) acre and seventy-three
(73) acres, more or less.
The applicant wishes to build a new residence on the one acre of land
and continue renting the present dwelling on the remaining 73 acres to
a relative. The applicant plans to continue farming this property along
with other adjacent farmland. Based on submitted information and policies
of the County, the Department of Planning Services staff recommends the
request be approved for the following reasons:
1. The request complies with Section 9-2 C. of the Weld County
Subdivision Regulations.
2. The request complies with Section 9-2 E. of the Subdivision
Regulations as follows:
The 74 acres, more or less, under consideration
will allow agricultural and related uses to be
the predominant uses. The use will be compatible
with existing and surrounding agricultural uses.
These facts also support the proposal as being
consistent with the intent clause of the Agri-
cultural District.

- The proposal was reviewed by the city of Longmont and
was found to comply with the long-range comprehen-
sive plan. It also is in compliance with Section
1-3 of the Weld County Subdivision Regulations and
the proposed land division complies with the Weld
County Comprehensive Plan; therefore, the prosed
use is not inconsistent with efficient and orderly
developments.
The proposal does not exist in an Overlay District
Area.
- The proposed lots meet the minimum size requirements
for land division.
The applicant will provide for proper access to an
existing public road (see Conditional Statement) .
- A phone conversation on January 22, 1982, with a
representative from the Division of Water Resources
indicates the water supply is adequate.
- A letter from the Weld County Health Department
indicates an adequate means for the disposal of
sewage.
- The proposed lots are not part of a recorded exemption
within the last five (5) years.
CONDITIONAL STATEMENT:
1. The applicant shall provide for a thirty (30) foot easement on
Lot "B" for an access from Weld County Road 26 to Lot "A". Said
easement shall be shown on the Recorded Exemption plat prior to
recordation.

We Dudley and Janet Rider 801 Best 9th Ave. Longmont are making application
for Recorded exemption.
I was born and raised east of. Longmont and we have farmed here for 30
years. Two years ago our family traded the home, fa.rrn on East 9th az-e.
Longmont for annroximately 320 acres, of this some 150 to 160 acres lies in
Weld County. Our home for 29 years along with the home farm has been
�nnexed to the City of Longmont.
Our home and lot will be bon-.erer? b7- streets on ' s+,3e:I f"-e lived
in the country all our lives, we plan to continue this. We would like to
sell our house and build a new one in Weld County on the site we have
mapped out.
The present dwellings on the farm are old, expensive to heat and very close
to County Line Road, which is a busy highway. The present dwellings have
been there for a least 40 or 50 years, and is rented out to a relative.
It is probable it would have to be born down or moved, if County Line
Read is expanded to 4 lanes.
We have been married 31 years and would like to have a new home with
some solar heating, a wood burning free standing stove and other energy
saving items which we haven't had in the past.
We plan to farm this property along with other adjacent ground. My
son farms with us and lives in another house in Boulder County. This
is our sole means of support and includes livestock beans and small grains.
We would like to locate our home about 450 ft in from Road 26, on the
extreme East edge of the property.
