RE: Adler Estates
Dear Mr. Puncerelli:
This letter is in response to your request that the Longs Peak Water District provide
information regarding a proposed development described as follows:
A development consisting of approximately 300 acres located in Sections 33 and 34,
Township 3N, Range 68 West of the 6th Principal. Meridian in Weld County,
Colorado.
This proposed development is located within the current boundaries of the Longs Peak Water
District and as such, Longs Peak will be the water service provider to any development in this area.
To date, no specifics such as number of residential and/or commercial units, water flow requirements,
fire flow requirements etc., have been discussed.
Preliminary information suggests that improvements to District facilities will be required to
• provide service to this development. All improvements and additions to District facilities are subject
to the following conditions:
1. All improvements to District facilities required to provide service will be the financial
responsibility of the person(s)requesting service in accordance with District Bylaws, Policies
and Regulations.
2. All improvements required must be completed in accordance with District
Specifications and approved, inspected and accepted in accordance with District Bylaws,
Policies and Regulations.
3. Easements must be provided to the District for water line and appurtenance
installation and maintenance. All required easements must be provided to the District prior
to commencement of any construction. Those.easements will be determined and.specified
prior to final approval of plans for the water system.

4. It will be nerPssary for the District to conduct a study and a hydraulic analysis of the
District's system in the area to determine what improvements will be required. The cost of
that study and analysis will be the responsibility of the developer and can be estimated when
additional information is received.
Since no firm use requirements have been requested or agreed to, this letter should not be
construed as a formal"commitment for service". However, the District is willing to provide service
to this development provided that all conditions and requirements consistent with District Bylaws,
Policies and Regulations are met, and approval of the District's Board of Directors is obtained.

Dear Mr. Adler,
The property described above lies within the 208 service area of the Saint Vrain •
Sanitation District(SVSD). Service to the property is an element of the District's long-
range plans. Saint Vrain Sanitation District will provide sanitary sewer service to the
proposed development,subject to the following conditions:
• Inclusion of land parcels into the District,
• Participation/Completion of an approximate 2 mile Sewer Trunk Line Extension
and necessary connection agreements,
• Purchase of taps and receipt of applicable fees,and
• Service will be subject to SVSD BOD approved policy and the Rules and
Regulations of the Saint Vrain Sanitation District
