The project is composed of four (4) parcels of property totaling approximately 143 acres. The legal descriptions of the property parcels is included with this report. The site is anticipated to he developed for commercial/industrial purposes. The purpose of this exploration was to identify subsurface conditions which indicate the presence of commercially extractable mineral deposits. The conclusions and recommendations presented in this report are based upon the available referenced information, and on previous experience with subsurface conditions in this area. Site Description The proposed development is located at the intersection of County Road 23 and County Road 66 in Weld County. The property is located north, northeast and east of the intersection, as shown on the site location map. The property is predominantly upland and had a slight slope to the south- southeast. The majority of the site was in active use for agricultural purposes at the time of our site visit. A residential structure was noted on the site north of County Road 66 and east of County Road 23. An irrigation ditch was noted on the eastern property border north of County Road 64.75. An oil well and a natural gas pumping station were noted east of the property, east of County Road 23. The northern property line is adjacent to the Great Western Railroad. The Cache La Poudre River was noted approximately one mile south of the site. No rock outcrops were noted at the time of our site visit. Site Geology The primary reference,Atlas of Sane{ Gravel, and Quarry Aggregate Resources-Colorado Front Range Counties-Colorado Geological Survey Special Publication 5-B was used to gain a general overview of the property prior to the investigation. The CGS publication indicates that this site lies in stream terrace deposits (T2) of the Cache La Poudre River drainage in an unevaluated area as a probable aggregate source. Attached is a site location plan locating the site, nearby subsurface information and nearby mining operations. Sand and gravel operations have been located south and east of the property in flood plain deposits (F1) of the Cache La Poudre River drainage. To the best of our knowledge, sand and gravel operations have not been located in T2 deposits in the area. A review of our project files resulted in several nearby projects providing subsurface testing information. Four(4)projects were located within the Stream Terrace area immediately to the east of the project site. These projects all entailed test borings and laboratory testing to aid characterization of the subsurface conditions in the vicinity of the project site. Sand and Gravel Potential A review of the Colorado Division of Mineral and Geology database (a Division of the Colorado Department of Natural Resources) was performed to locate nearby active and historical aggregate 04/25/2003 15:21 9706631660 SCOTT COX LOVELAND PAGE 04/07 Great Western-,Broe/Winder-Buller Page 3 SC4 Project No.:5495-01-01-01 April25, 2003 mining operations. The nearest mining operations are sand and gravel pits located approximately 2 to 3 miles away in the Flood Plain(F1) area of the Cache La Poudre River. In the Stream Terrace Deposit area in the vicinity of the project site,no nearby active or historical sand or gravel pits were evident. Nearby historical subsurface information from our files indicates the typical subsurface conditions in the Stream Terrace area nearby the project site consists of varying thicknesses of sandy clays,clayey silts and slightly gravelly to gravelly sands. No significant gravel deposits or layers were detected during the subsurface exploration. Based on this information, we feel that the sand and gravel deposits located on the property are not of commercial grade and may not be economical as a mineral aggregate resource. Coal Potential The Colorado Geological Survey classifies the area of the project site to with a low potential area for coal formation and recovery. A review of the Colorado Division of Mineral and Geology database (a Division of the Colorado Department of Nam al Resources)was performed to locate nearby active and historical coal mining operations. No coal mines were listed in the vicinity of the project site. Based on the available information and geology of the area, we feel that no deposits of coal are located on the property which are of commercial grade or are an economical resource. Oil and Gas Potential A review of the Colorado Oil and Gas Conservation Commission(COGCC) database(a Division of the Colorado Department of Natural Resources) and other information was performed. According to the COGCC, Weld County has the most oil wells at over 10,000, 42% of the wells statewide. Maps of oil well locations created by the COGCC indicate numerous wells in the vicinity of the project site. In addition, several wells and tank batteries were noted on and near the project site dining our site visit. Based on the available information, it is likely that oil deposits exist under the property. However, due to the manner in which oil is recovered and that oil wells are already in place on the site, development of the site should not greatly impact the extraction of this resource. Metallic and Non-Metallic Minerals A review of the Colorado Division of Mineral and Geology database (a Division of the Colorado Department of Natural Resources) was performed to locate nearby active and historical mining operations. No metallic or non-metallic mineral mines were listed in the vicinity of the project site. Based on the available information and geology of the area, we feel that no deposits of metallic or non-metallic minerals are located on the property which are of commercial grade or are an economical resource. 64/25/2003 15: 21 9706631660 SCOTT COX LOVELAND PAGE 05/07 Great Western-Broe/Winder-Butler Page 4 SCA Project No.:5495-01-01-01 April 25, 2003 Uranium and Vanadium A review of the available information from the Colorado Geologic Survey(a Division of the Colorado Department of Natural Resources) indicates that no deposits of Uranium or Vanadium are present in the area of the project site.
