Pelican Shores Soils Information
Prior to mining sand and gravel on the property in 1984, the previous owners
commissioned a soils survey of the property. The soils can generally be described as
follows:
Altvan loam, 0 to 1% slopes
Aquolls and Aquents, gravelly substratum
Tassel fine sandy loam, 5 to 20% slopes
This data was obtained from the publication entitles "Soil Survey of Weld County,
Colorado, Southern Part, " issued in September 1980 by the United States Department of
Agriculture Soil Conservation Service in cooperation with the Colorado Agricultural
Experiment Station. A copy of this data is available upon request.
The Applicant believes that this information is helpful in assessing the type of soils which
existed on the property prior to the sand and gravel mining. As a result of the mining,
virtually all of the property, except for the St. Vrain River corridor, wetlands areas, ditch
areas and homestead have been disturbed. The mining has created the two large lake
areas and some of the overburden and byproducts of the gravel operation have been
placed on the adjacent land areas which are designated for development.
Prior to the issuance of any building permit on the individual lot areas, a soils and
foundation design prepared by a licensed engineer will be required. All of the material
that exists on the lot development areas is very sandy and considered non-expansive.
Nevertheless,the report will be required on a lot-by-lot basis.
