SCOPE
As requested, we have conducted a preliminary geological and geotechnical evaluation for the subject
site. The purpose of our investigation was to identify site conditions and to evaluate whether there is
the presence of economically extractable mineral resources (specifically sand, gravel and quarry
aggregate) and discuss the soil conditions as they relate to development of the site. This information
is requested by the Weld County Planning Department to facilitate a change in land use zoning of the
subject property from A(agricultural) to C-3 (commercial).
INVESTIGATION
This investigation was conducted by means of a site reconnaissance conducted on May 23, 2000 by a
Professional Geologist. We also reviewed readily available maps and literature by the Colorado
Geological Survey and USDA Soil Conservation Service.
SITE CONDITIONS
The site is a 10.02+ acre lot located in a rural area in northwest of Roggen in Weld County, Colorado.
The parcel consists of non-irrigated, vacant land, which is currently, or recently in the past, used as
pasture for livestock. There is an approximate 0% to 3% slope generally to the east and southeast
with minor variations in slope direction. The lot is a moderately covered with grasses and weeds at
the proposed field. A thin layer of topsoil appears to overlie fine, silty sand.

PROPOSED USAGE
At this time, the specific usage of the lot has not been determined. We anticipate that new structures
will require permanent foundations and onsite wastewater systems (OWS). It is unclear if drinking
water will be supplied by a local water district or onsite wells.
SOIL EVALUATION
The soil survey map provided by the USDA Soil Conservation Service indicates that the site is
underlain with the Osgood sand. This is a wind-blown (eolian) soil with rapid permeability and low
hazard for wind and water erosion. The sands are described as having slight limitations for septic tank
absorption fields and severe limitations for shallow excavations due to potential caving of cut-banks.
MINERAL RESOURCE STATEMENT
Not all mineral resources were evaluated for the property. The primary concern, as we understand,
are potential sand, gravel and quarry aggregate resources which may conflict with development.
Colorado Special Publication 5-B was used as the primary reference for this preliminary evaluation
and field verified by the geologist. Based on that document, the east side of the site lies within V-4
deposits, valley fill deposits, a probable aggregate resource. We observed no gravel mining
operations in the vicinity. We observed no evidence of aggregate exposed at the surface on the
property. Based on the small amount of property lying within this potential deposit, lack of mining in
the vicinity and relatively small size of the lot, it is our opinion that there are no economically
extractable aggregate resources on the site.
CONCLUSION
This study was preliminary in nature and did not include an extensive exploration program for the
presence of oil, natural gas, uranium or other mineral resources not described above. No extractable
mineral resources covered in this report are believed to be present at this site. Although no geologic
or soil hazards appear to exist in the present condition, site specific geotechnical and onsite
wastewater investigations should be conducted as planning of the project proceeds.
