HomeMy WebLinkAbout20011760.tiff MINUTES OF THE WELD COUNTY UTILITIES ADVISORY COMMITTEE A regular meeting of the Weld County Utilities Coordinating Advisory Committee was held on Thursday, March 8, 2001, at 10:00 a.m., in the Conference Room of the Weld County Planning Department at 1555 N. 17th Avenue, Greeley, Colorado. LOCATION: North of and adjacent to SH 14, 'V2 mile east of WCR 15 Sheri Lockman, Planner, presented Case S-586 and read the utility providers into the record. Mr. Sandau asked who would be providing fire protection for the site. Ms. Lockman noted that this would be Poudre Valley Fire Protection District and that the buildings would be sprinkled. Don Magnuson asked if the lot lines going to the edge of the ditch was acceptable. Ms. Lockman noted that the ditch company had signed off the plat, noting that the covenants will cover the ditch companies concerns, including no fences over the ditch. Doug Dalton noted that the required easement adjacent to the road is 20', noting that this plat has 15' marked between lots. Ms. Lockman noted that this change can be made a condition of approval. Gary Sandau moved to accept the plat with changes to allow for a continuous 20' utility and drainage easement from the top lot through Lots 1-5 adjacent to the subdivision road as well as a designated 20' total easement between Lots 4 and 5 to match the other lots. Doug Dalton seconded the motion. Motion passed unanimously. Ms. Lockman noted that well placement could be noted on the plat. Ms. Lockman read from the application that the well is located in the southeast corner of the subdivision. Mr. Sandau noted that he would like to see access to this well from the subdivision road, rather than the county roads. Doug Dalton noted that the required easement for between lots is 20'with a 20' perimeter easement as well, noting that this plat does not have these correct. Ms. Lockman noted that this can be made a condition of approval. Don Carroll noted that the applicant is working on moving an existing easement through Lot 1 off the subdivision to allow for access to an adjacent parcel. Jerry Adams noted that the site could be served by Greeley Gas, rather than Excel, if the applicant chose to do so, noting that the previous case had that option as well. Don Magnuson moved to approve the plat with changes to allow for a minimum 20' access easement across Lot 5 to existing fire protection water source with all-weather access marked on the plat as well as a uniform 20' perimeter easement and 10' easement on either side of the interior lot line. Water service can be made available to the above described property, provided all requirements of Central Weld County Water District, Northern Colorado Water Conservancy District and the U. S. Bureau of Reclamation are satisfied. Central Weld County Water District requires that contracts be consummated within one (1) year from the date of this letter or this letter shall become null and void unless extended in writing by the District. Please note that you are responsible for confirming that this property has met the requirements of Northern Colorado Water Conservancy District and the Bureau. I have reviewed the change of zone plat which you sent. Please assure that utility easements are provided on the final plat along Larkspur Road. United Power will provide service by installing a new underground line extension along the west side of Larkspur Road. Service will be provided at a meter pedestal in the front lot corner- Please address the issue of streetlights. Typically streetlights are installed at the entrance of the subdivision and then at 300 foot intervals. Will a streetlight be required at the intersection of Road 19 and Highway 66? Pickett Engineering, Inc. 808 8th Street Greeley, CO 80631 RE: Greeley Gas Company Utility Availability Letter for Ivy Crest Minor Subdivision PEI No. 00-006 Kris Pickett At the request from the customer,Greeley Gas Company has looked at our ability to serve natural gas to the proposed/planned Ivy Crest Minor Subdivision located west of WCR 19 and about one-quarter of a mile north of State Highway 66,west of Platteville. This minor subdivision is located approximately a 1%miles from a high-pressure line. It would require a tap and a main extension. A contract will have to be signed and the deposit will have to be paid prior to the main extension installation. O C At the time of installation,the utility easements for this main extension should be to final grade and allow clear access to the easements. Property pins should be visible and clearly marked.
