Evaluation of Existing Septic System
Because of a lack of a pre-existing permit for the property
under special review, the county health dept. requested an
engineering report. Please see the accompanying report which
discusses the sufficiency of the existing system for the proposed
use.

Subject: Evaluation of Existing Septic System
Use By Special Review Permit

Dear Mr. Reese:
This letter is an evaluation of the existing septic system at the subject site for the proposed Use
By Special Review for accommodating a one unit"bed and breakfast" business.
Project Information
The property is located at 21491 Weld County Road 64, more particularly described as being
part of the E'2, SW% of Section 27, Township 6 North, Range 65 West of the 6`" P.M., Weld
County, Colorado. The property is located on the north side of Weld County Road 64,
approximately % mile east of Weld County Road 43. The site is located in Weld County and is
currently zoned residential, consisting of approximately 1 acre with a 3-bedroom house and
several outbuildings. It is our understanding that the house was Pleasant Valley schoolhouse
prior to 1960. The property is served by a well that is located southeast of the house.
The existing septic system consists of a concrete septic tank and a leach field. It is our
understanding that the owner has not observed any septic problems or failures. The date the
septic system was installed and the size of the leach field is unknown. The leach field is believed
to be located west and north of the septic tank.
Site Observation
The septic tank is located 17 feet west of the house, approximately 30 feet north of the house
south wall. The septic tank was unearthed for cleaning and to determine the tank size on March
22, 2002. The holding capacity of the tank was calculated to be 1,000 gallons. The tank is
located about 80 feet from the well and the leach field is estimated to be about 100 feet from the
well.
Sand Creek is located about 130 feet west of the property. The site is not located within a 100-
year floodplain according to the Flood Insurance Rate Map (panel 629 of 1075), dated
September 28, 1982. The Soil Survey for Weld County indicates that the soil type is Nunn,
which sometimes can have slow percolation rates. Nunn soils consists of the following profile:
• 0-29 inches - clay loam
• 29— 60 inches - clay loam, loam, and sandy loam.

Recommendations
A 1,000-gallon septic tank is generally considered adequate for a 3-bedroom house. Because no
problems have been reported with the existing system and the increase in sewage flows is not
anticipated to be significant with the change in use, we recommend that the existing septic
system remain in operation.
Please submit a copy of this report to Weld County Department of Public Health and
Environment for your USR application approval. Please call me at 356-3099 if you have any
questions or need additional information.
