A regular meeting of the Weld County Utilities Coordinating Advisory Committee was held on Thursday, January 10,
2002, at 10:00 a.m., in the Conference Room of the Weld County Planning Department at 1555 N. 17th Avenue,
Greeley, Colorado.

LEGAL: E2 of Tract 6,Aristocrat Ranchettes, 2n° Filing, being part of the W2 of Section 27,T2N,
R66W of the 6th P.M.,Weld County, CO
LOCATION: South of and adjacent to Mary Avenue and west of and adjacent to Higgins
Avenue
Sheri Lockman, Planner, presented case S-616 for a re-subdivision for the vacation of the E2 of Tract 6,Aristocrat
Ranchettes,2n°filing. It is an illegal land split and the applicant wants to vacate the E2 of Tract 6 in order to correct
the illegal split. There is an existing home on the E2 of Tract 6.
Don and Jerry agreed there is no need for additional easements, but want to retain the original 10 foot easements on
the south side of the lot.
Jerry Adams made a motion to approve the applicants request with the condition that the original 10 foot easement
remain. Don Carroll seconded,with the stipulation that Cody Woolridge, Doug Dalton,and Mark Peterson be
contacted as to whether they have any reservations regarding passage of this case. All board members not in
attendance were contacted following the meeting. Doug Melby, Don Magnuson, and Cody Woolridge responded by
telephone that they had no concerns with the application.

CASE NUMBER: S-621- Request for approval of a PUD Final Plan to vacate a utility easement on a parcel
of land described as Lot 46, Corrected First Filing, Beebe Draw Farms, being part of
Section 8,T3N, R65Wof the 6th P.M.,Weld County, Colorado.

LEGAL: Lot 46, Corrected First Filing , Beebe Draw Farms, being part of Section 8 T3N, R65W of
the 6th P.M.,Weld County,CO.
LOCATION: West of and adjacent to Essex Drive North
Sheri Lockman, Planner, presented case S-621 for approval of a PUD final plan to vacate a utility easement. The
home was built to the wrong pin and the new builder wants the existing easement vacated. Utilities contacted are
agreeable to the vacation.
Jerry Adams made a motion to approve the applicants request with the condition that the north easement is the only
vacation;the east,west, and south 25 foot easements remain.
Don Carroll seconded,with the stipulation that Cody Woolridge, Doug Dalton, and Mark Peterson be contacted as to
whether they have any reservations regarding passage of this case. All board members not in attendance were
contacted following the meeting. Doug Melby, Don Magnuson, and Cody Woolridge responded by telephone that
they had no concerns with the application.

Dear Mr. Zum,
After review, we have determined that Public Service Company of Colorado
will not use the utility easement located on the north easterly side of Lot 46,
16524 Essex Rd. N., in the above referenced subdivision. However, as
previously discussed the easement on both sides of the north easterly
property will need to be extended to the property line.
Other than this request, any encroachment on said north easterly easement
accept as noted will not have a negative impact on our utility service and
delivery.

Re: Easement Encroachment in Pelican Lakes Ranch at Beebe Draw Farms
To whom it may concern:
Greeley Gas Company has determined that the proposed minor encroachment into the
northeastern utility easement within lot 46 of Pelican Lakes Ranch, also known as 16-i24
Essex Road, will have no impact on its facilities within the area. As such, Greeley Gas
has no objection to the encroachment, as proposed by Scott Zum, P.E.,October 24, 21101,
which is illustrated in the attached sketch.

After review Qwest has determined that the encroachment into the utility easement located in Lot 46,
address 16524 Essex Road,on the northeasterly side will have no effect to ow servicing of the area.

Utility Easement located along the easterly sidc of Lot 46, 16524 Essex Road N., in the
