Re: Soils Evaluation of Project Site Location The project site is a portion of the NW '1 of Section 29 lying west of the Union Pacific Railroad and east of WCR 27, T 1N. , R 66W. , 6th P.M. , Colorado. Reference Soil Survey of Weld County, Colorado - Southern Part by: United States Department of Agriculture, Soil Conservation Service & Colorado Agricultural Experiment Station. Topography The land is very flat with only a 4' fall in a length of 1800' for the project site. Soils On Site The soils map of the area shows three types of soil found on the project . The largest area is a Number one-Altvan loam. This is a deep well drain soil on terraces in old alluvium deposits by major rivers. The next area is a number 21-Dacono clay loam on terraces in a mixed alluvium deposited by rivers. The last area is a number 46-Olney fine sandy loam formed by mixed out washed deposits. This is a deep well drain soil. Soil Evaluation The soil conservation manual uses terms to help identify soils' ability to function different categories. A "slight" means generally favorable for function being discussed. A "moderate" means generally unfavorable but can be over come with applied engineering to function. Table 7—Sanitary Facilities rates the #1,Altran, & #46,01ney, as slight for septic tank and absorption fields, which means good. 2004-2408 Page two Project Nu. Shannon 0301 The #21, Dacono, is rated severe which means detailed engineering would be required to make a septic system work correctly. The area on the project site that is a #21 soil is very small at the north edge of the northern parcel. Trees, detention pond or building is planned for that area thus septic capability is not a concern. Generally, the site is acceptable for onsite septic systems. Table 6-Building Site Development rates #1 and #21 soils as moderate and #46 as slight for small commercial buildings. Slight means no problems for these buildings. Moderate means an engineer will need to design the foundation to match the soil bearing capacity. Table 12-Engineering Properties and Classifications rates all three, #1, #21 & #46, in the A-1, A-2, A-6 & only one small sub-area as A-7 . The A rating using AASHTO system means the material has good engineering properties for development. It is my opinion that the on site material is satisfactory for development with on site septic systems and building construction of one or two stories with proper engineering for construction details.
