A regular meeting of the Weld County Utilities Coordinating Advisory Committee was held on Thursday,
August 10,2000,at 10:00 a.m., in the Conference Room of the Weld County Administrative Offices at 1555
N. 17th Avenue, Greeley, Colorado.

LEGAL DESCRIPTION: 3r° Replat Gilbaugh's Appaloosa Acres PUD, Section 11, Township 7
North, Range 65 West of the 6th P.M., Weld County, Colorado.
LOCATION: East of and adjacent to WCR 41, West of and adjacent to WCR 74. For a more precise

REQUEST: 4'h Replat of Gilbaugh's Appaloosa Acres PUD including decreasing the size of Lot 15-C
from 62.2 to 60.5 Acres, increasing the size of Lot 16 from .8 Acres to 2.15 Acres and
increasing the size of Lot 17 from .95 Acres to 1.3 Acres.

Chris Gathman, Planner, presented Case S-539. Chris explained that the applicants are resubdividing Lot
15C down from 62 acres to 60 acres and expanding Lot 17 from 1 acre to 1.3 acres and Lot 16 from less
than 1 acre to 2.15 acres. Chris noted that part of the reason for this resubdivision is to incorporate the barn
and corrals into one lot. Mr. Gathman noted that there is a 40' utility easement on the south side of Lot 17
and no utility easement on the north side and that there is no utility easement on the south side of Lot 16
by Lot 1.
Mark Peterson asked what the plan was for the larger lot(Lot 15C). Joanne Gilbaugh, the applicant, noted
that this was their farm and will continue to be farmed. Discussion concerning easements along lot lines
and the bridle path already existing along the north side of Lot 15C followed. Don Carroll noted that they
would prefer to have a 15'perimeter utility easement along the outer boundary of Lot 15C. Don Carroll also
noted that they would like 10' lot line easements along the boundaries of Lots 16 and 17 (except existing
boundaries adjacent to the public Right-of-Way, which are acceptable as they are).
Don Magnuson moved to accept the plat with the condition that a 15' perimeter easement and 10' lot line
easements. Doug Dalton seconded the motion. Motion passed unanimously.
