Collins, CO 80526 RE: Water Service—Johnson Farms Dear Mr. Hodges: This letter is in response to your request for water service to serve the following property described as follows: Lot A in N 'A Section 25, Township 5 North, Range 65 West, Weld County, Colorado. Submitted herewith are the costs for extending the District's line approximately 2000 feet and setting a 5/8" meter at Weld County Road 47 east to the subdivision plus a 1000 foot line extension into the subdivision: 5- 5/8"Tap Fees @$18,600.00 each $93,000.00 Line Extension Fee $25,160.00 5- Capital Improvement Fee Rebates ($20,000.00) Total Due $ 98,160.00 Before proceeding with the line extension, the above Line Extension Fee will have to be paid in advance, and the appropriate documentation completed for your application for water service. The District requires a 30 day notice for a tap installation. The cost estimate and availability of service is good for 30 days. This property has been petitioned into Northern Colorado Water Conservancy District. Central Weld cannot issue a tap until all requirements are satisfied. Due to the rapid cost increase of raw water, existing tap fees may not apply for water service to this property. The District will not notify, by separate letter, any prospective landowners or land purchasers of tap fee or line extension cost increases. The cost of a tap fee and/or improvements will have to be paid in advance to the District by the prospective customer in accordance with District policy. I requested that they check it based on the sketch plan referral response from Pam Smith. I apologize for not having this included within the COZ application submittal. The letter was inside my Terracon report and I missed it when putting the COZ application packet together. We are now working with an engineer to get the information you have requested concerning a system that meets or exceeds the requirements. ENGINEERS& GEOLOGISTS April 13, 2001 Harold Johnson 25938 Weld County Road 47 Greeley, CO 80631 Subject: Onsite Wastewater System Alternatives Proposed 5-lot POD, Prairie Echoes Estates Weld Count Roads 54 and 47 Weld County, Colorado Job No. 13753 Dear Mr Johnson, As requested, we have reviewed the Terracon subsurface data and the Weld County, Colorado Memorandum with respect to onsite wastewater systems(OWS)at the subject site. The purpose was to evaluate the conditions and to provide potential alternatives for OWS design. The Terracon data included their Geotechnical Engineering Report dated February 10, 2000 and subsequent ground water level measurements from October 3, 2000. Subsurface conditions determined during the Terracon investigation indicate that engineered OWS will be required at the 5 lots. The limiting factor is shallow ground water at reported depths of 1.4 to 1.8 feet below the ground surface. This is consistent with public input of ground water at or near the ground surface. There are several a alternatives for design and construction of OWS with shallow ground water. With any of the alternatives, it will be essential that construction is done when ground water is at lower levels as indicated by the Terracon borings in the winter. The two relatively common OWS alternatives are: sand mounds, which establish a minimum of 4 feet to ground water; and lined evapotranspiration(E-T)systems, where a liner barrier restricts downward tlow of effluent and effluent is disposed of by E-T. Our experience is that either would be suitable,although the E-T type system would be significantly more expensive. Specific designs could be prepared for an economic evaluation. A third possible alternative is a hybrid of the mound system, which provides better treatment of the effluent and provides the possibility of a reduced size of drain field. If there is a concern about nitrate level in the ground water the "advanced treatment" system may be desired.
