(TES) has reviewed the soils information available on the proposed subdivision located in part of the South Half (S 1/2) of Section 4 and 5, Township 2 North, Range 68 West of the 6th Principal Meridian, Weld County, Colorado. Highway 119 borders the site to the south and Weld County Road (WCR) 5-1/2 crosses the site in Section 4. Weld County Road 5-1/2 separates the site into two proposed uses. The area east of WCR 5-1/2 is located in the flood plain with alluvial gravel deposits. This portion of the site presently contains a mining permit with the operator of the permit, Western Mobile, anticipating the resource to be fully mined by 2003. The area west of WCR 5-1/2 is where a Planned Unit Development is proposed and is the area of study in this report. See the enclosed Soil Conservation Service map. The developer is aware and intends to have a Preliminary Geotechnical Investigation conducted including on-site borings and laboratory testing to make recommendations as to the type of foundations that would best suit the soil conditions encountered on this site. However, for the purpose of rezoning the Soil Conservation Service information was reviewed to determine the suitability of the soils to support single family dwellings. The soils consist of predominately loam or clay. Shallow bedrock and clays with low to moderate swell potential are noted as items of concern in a review of the SCS information. Both items are commonly found along the Front Range of Colorado and can easily and safely be constructed upon with the properly designed foundation. In my opinion the soils found on this site are suitable for construction of single family dwellings and/or commercial buildings. A Geotechnical Investigation should be provided for this site with recommendations made as to the type of foundation system to be used.
