RE : APPROVAL OF RECORDED EXEMPTION NO. 520 - JAMES AND EDITH
CHRISTIANSEN
WHEREAS , the Board of County Commissioners of Weld County,
Colorado, pursuant toColorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS , it has been determined by the Board of County
Commissioners at a public meeting held on the 9th day of
November, 1981 in the Chambers of the Board, that the division
into two parcels of land, as shown on the plat known as
Recorded Exemption No. 520 , being the property of James and Edith
Christiansen, described as part of the North half of the
Northeast Quarter of Section 32 , Township 7 North, Range 64
West of the 6th P.M. , Weld County, Colorado, being more
particularly described as follows :
North one-half (Nz) of the Northeast one-quarter
(NE4) of Section 32 , Township 7 North, Range 64
West of the Sixth Principal Meridian, Weld County,
Colorado.
does not come within the purview of the definition of the terms ,
"subdivision" and "subdivided land" , pursuant to its authority
under Section 30-28-101 (10) (d) , CRS 1973 , as amended.
NOW, THEREFORE, BE IT RESOLVED by the Board of County
Commissioners that the hereinabove described parcel of land
owned by James and Edith Christiansen be, and hereby is, exempt
from the definition of the terms "subdivision" and "subdivided
land" .
The above and foregoing Resolution was, on motion duly
made and seconded, adopted by the following vote on the 9th
day of November, A. D. , 1981.

Re: Recorded Exemption #520
Dear Commissioners:
The attached appliation, plat, and related items are in reference to a
request from Mr. and Mrs. James Christiansen for a recorded exemption.
The parcel of land on which this request has been made is described as
the N1 NE'a, Section 32, T7N, R64W of the 6th P.M. , Weld County, Colorado.
This property is located one mile east and one mile north of Galeton.
The property contains approximately 80 acres of Class III and IV irrigated
soils. The request is to split the property into parcels of 7 acres,
more or less, and 73 acres, more or less. The proposed 7 acre lot is
not contributing to the agricultural production. The balance of the
property is in agricultural production and is irrigated by a center
pivot sprinkler system.
Based upon the information submitted and the adopted policies in the
County, the Department of Planning Service' s staff recommends the
request be approved for the following reasons:
1. The request conforms with Section 9-2 of the Weld County
Subdivision Regulations (intent clause of the recorded
exemption procedure) , Section 3-3 A. of the Weld County
Zoning Resolution (intent clause of the Agricultural Zone
District) , and the Weld County Comprehensive Plan in that
the use will be compatible with surrounding agricultural
uses to be the predominant land use. There will be no
reduction in the amount of land currently used for agricultural
production. The existing improvements area is located
outside of the area that the pivot sprinkler system covers.
