Environmental Health Services has reviewed this proposal for a nursery. The following conditi, its
are recommended to be part of any approval:
1. All liquid and solid wastes (as defined in the Solid Wastes Disposal Sites and Facilities; Ac
30-20-101, C.R.S., as amended) shall be stored and removed for final disposal in a manner
that protects against surface and groundwater contamination.
2. No permanent disposal of wastes shall be permitted at this site.
3. Waste materials shall be handled, stored, and disposed in a manner that controls fugitive di.;•t,
blowing debris, and other potential nuisance conditions.
4. Fugitive dust shall be controlled on this site.
5. This facility shall adhere to the maximum permissible noise levels allowed in the ReSidentiui
Zone as delineated in 25-12-103 C.R..S., as amended.
6. Adequate toilet facilities shall be provided for the public and employees.
7. The septic system shall be reviewed by a Colorado Registered Professional Engineer. The
review shall consist of an observation of the system and a technical review describing the
systems ability to handle the proposed hydraulic load. The review shall be submitted ti the
Environmental Health Services Division of the Weld County Department of Public Health
and Environment. In the event the system is found to be inadequately sized o onstructed tile
system shall be brought into compliance with current Regulations. EXHIBIT

8. The facility shall comply with the Above Ground Storage Tank Regulations.
9. All pesticides, fertilizer, and other potentially hazardous chemicals must be stored and
handled in a safe manner. Reference 25-8-205.5 Colorado Water Quality Control Act and
Rules and Regulations thereof.
10. The facility shall utilize the existing public water supply (Little Thompson Water District).
11. If applicable, the applicant shall obtain a stormwater discharge permit from the Colorado
Department of Public Health& Environment, Water Quality Control Division
12. Prior to recording the plat,the applicant shall submit a waste handling plan to the
Environmental Health Services Division of the Weld County Department of Public Health&
Environment. The plan shall include at a minimum, the following:

1) A list of wastes which are expected to be generated on site (this should include
expected volumes and types of waste generated).
2) A list of the type and volume of chemicals expected to be stored on site.
3) The waste handler and facility where the waste will be disposed (including the facility
name, address, and phone number).

The Weld County Public Works Department had reviewed this proposal. This project falls prirnaril', inder
purview of the Use by Special Review Standards. Our comments and requirements are as follows:
COMMENTS:
The WCR 34.75 is designated on the Transportation Plan Map as a local gravel road.
REQUIREMENTS:
Access/Roadway: The applicant shall widen the access and roadway to a minimum of 24 feet r wicth to
accommodate two-way traffic.
parking: The off-street parking spaces including the access drive shall be surfaced with gravel. recycled asphalt,
asphalt, concrete, or equivalent and shall be graded to prevent drainage problems. Off-street parking areas fo
passenger vehicles shall be designed and constructed in cooperation with Section 41.1.2.1, Zoning ;)rdir ince
Standards- The applicant has identified the daily volume to be approximately ten customers and erupt Detweeen
four and twelve individuals. The applicant shall place on the plat adequate parking spaces to ad ommodate
customers, employees, and still maintain an adequate circulation pattern for vehicles.
Storm Water Drainage: The applicant has indicated that the storm water drainage will be diced ed into the
proposed retention pond to be recycled on to the nursery stock.

1. Building permits are required before any buildings or structures are built, remodeled, moved, or
demolished. Building permits shall be obtained before any excavation.
2.. All buildings or structures other structures shall maintain distances from property lines and adjacent
buildings as outlined in Section 503 and Table 5-A of the 1997 Uniform Building Code(UBC).
3. All membrane structures shall be designed and installed according to the provisions of Appendix
Chapter 31, Division II. Such structures and foundation systems shall be engineered.
4. All structures shall meet the lighting and ventilation requirements of Chapter 12 of the UBC.
5. Any electrical work shall be permitted and inspected including, but not limited to, sight lighting and
power for irrigation equipment.
6. Complete drawings shall be submitted to the appropriate fire district for review.
7. Additional requirements or changes may be required when building applications or plans are
reviewed by the Weld County Building Inspection Department or the fire district.
