A regular meeting of the Weld County Utilities Coordinating Advisory Committee was held on Thursday,
March 9. 2000, at 10:00 a.m., in the Conference Room of the Weld County Administrative Offices at 1555
N. 17th Avenue, Greeley, Colorado.

LEGAL DESCRIPTION: Lot 3, Block 1, West Hill-N-Park, Section 26, Township 5 North,
Range 66 West of the 6th P.M., Weld County, Colorado.
LOCATION: 4648 Mesa Verde Drive, Hill-N-Park 4th Filing.
REQUEST: Vacate a portion of the existing utility easement.
Chris Gathman, Planner, presented Case S-526. Chris stated that Lifestyle Homes is requesting a
change in the 15' utility easement to 12' along the east side of Lot 3, Block 1 of West Hill 'N' Park 4th
Filinc. Chris stated that the house is constructed into 2' of the easement. The applicant has submitted
petition signed by the surrounding property owners, as well as a petition signed by all the utility companies
that use the easement. These petitions show support for the vacation of part of the easement.
Tie Utility Board discussed the case and looked at the plat.
Cody Wooldridge moved to vacate the 3' of easement along the east side of Lot 3, Block 1, Hill 'N' Park
4th Filing as all the affected utility companies have signed off their agreement with the vacation. Jerry
Adams seconded the motion. Motion passed unanimously.

LEGAL DESCRIPTION: Sections 3,4,5,8,9,10,15,16 and 17, T3N, R65W of the 6th P.M.
Weld County, Colorado.
LOCATION: Approximately 6 miles east of the Town of Platteville; east of WCR 39 and south
of WCR 38. For a more precise location, see legal.
REQUEST. PUD Final Plat for Beebe Draw 2nd Filing for 536 Lots
Monica Daniels-Mika, Planning Director, presented Case S-525. Monica stated the history of the case as
well as why it is being brought to the Utility Board at the final plat stage, rather than the zore change
stage.
Discussion ensued concerning the easements along the county roads, the use of environmental
easements in conjuntion with utility easements, and utility easements along the open tracts (open spaces).
The basic utility easement for the entire subdivision is 25'. The Utility Board discussed that all utility

easements shall continue at this same width. The easements need to be added on several areas of the
plat. These are listed in the next few sentences. First, all interior roadways, including lots, tracts and
open space areas must have a 25' utility easement. Next, all county roads shall have a 25' utility
easement associated with their row. Third, a 25' utility easement must be placed along entire perimeter cf
the filing. Finaly, there needs to be a 25' utility easement between filing one and filing two
Also requested by the committee, the applicant shall modify the plat to show utility easements located in
the tract areas (this is intended for utility placement to transcend through the large open space areas). On
the final plat, the Utility Board requested the addition of the following in the notes on the plat: 1. 25' utility
easements and placements shall be identified in the buffer/building setback area and 2. Existing note on
page 3 of the utility plan shall include all of the areas identified as well as the additional utility easement
areas requested by the utility board.
Jesse Trujillo and Paul Gregg of U.S. West Communications will be setting up the areas requested for:he
utility easements across the large tract areas.
Cody Wooldridge moved to accept the plat for S-525 with the additions requested by the utility board at
this meeting and when Don Carroll has given his approval of the changed plat. Jerry Adams seconded
the motion. Motion carried unanimously.

RE: Water System for Filing II, Beebe Draw Farms Metropolitan District
A potable water system has been designed and provided to Milestone Engineering to be included
in the preliminary plan submittal to Weld County for the referenced project. This letter is to
certify that this system has been prepared to a level that indicates the size of lines required to
provide adequate flow for domestic use and fire protection based on the existing and proposed
infrastructure of the water provider, Central Weld County Water District, and per the LaSalle
Fire Protection District.
The above referenced plans do not show the detail that will be required of anal drawin€s.
including class of pipe and type. valves, fittings, fire hydrant locations, pressure reducing v aloe-,,
blow-off, and appurtenances. The details will be added to final drawings prepared for each
Phase of Filing II. Easements for the system are to be provided on the subdivision plat.

RE: Greeley Gas Company plans to install a Natural Gas Main Extension to service each phasing plan for
Pelican Lake Ranch/BeeBe Draw.
Jim Fell:
Greeley Gas Company will be able to serve natural gas to the proposed and planned phases of BeeBe Draw
Subdivision by extending a natural gas main extension. The main extension design has been completed to
provide the natural gas utility infrastructure to the next planned phases. Greeley Gas Company expect;to
install the main extension as grade work and construction allows. A main extension contract will have to be
signed and the deposit will have to be paid prior to the main extension installation.
At the time of installation,the utility easements for this main extension should be to final grade and al IOW
clear access to the easements. Property pins should be visible and clearly marked. All sleeves for crossing
should be installed prior to the main extension installation as per drawings and specifications provided by
Greeley Gas Company.

applicable terms and conditions of service subject to the regulatory and pipeline safety oversight oftlh':
