Red Mountain Annexation 1&1I Annexation Impact Report 1 This Annexation Impact Report, prepared by Vignette Studios, LLC per the request by the Town of Johnstown, is in reference to the proposed Red Mountain Annexation I&II annexation request to the Town of Johnstown. The report has been prepared in accordance to statutory requirements (31-12-108.5) Legal Description A portion of the west half of section 8,the east half of section 7,the northwest quarter of section 17, and the northeast quarter of section 18 Township 4 north, range 67 west per "Attachment A" attached hereto Project Description This parcel of property is located at the northeast corner of the intersections of CR 46 and 15. This parcel was designed to preserve the existing homestead on the site, and to preserve the existing drainage through the site. This parcel was designed around a neo- traditional land planning theme incorporating a mix of residential uses and a gridded street system that allows for interconnections, yet discourages through traffic. The streets have been designed to accommodate detached walks, with tree lawns between the curb and walk. Alleys have been incorporated into the smaller lots, which will help to eliminate the dominance of garages on small lots, and will encourage smaller setbacks and front porches. As stated before, a mix of residential uses are proposed including townhomes, duplexes, small lot single family, and large lot single family. The project will be highly landscaped with covenant controls for maintaining the quality of the development, ensuring the long term benefit to the Town of Johnstown. Existing and Proposed Municipal Boundaries This parcel of property is bounded on a portion of one side by the Town of Johnstown. See"Attachment B". Existing and Proposed Streets and Utilities County roads 15 and 46 are immediately adjacent to the site. Utilities will be extended to the site per"Attachment C". Existing and Proposed Land Uses Existing land use is agriculture with an existing homestead on the site. The proposed land uses are residential including single family detached, patio homes, and townhomes. The existing homestead will be preserved. The requested zoning is PUD. The proposed conceptual plan is shown on"Attachment D". Pre-annexation Agreement Has not been drafted at this time.
