RE: WATER DRAINAGE CONCERNS -THE PEAKS AT MOUNTAIN VIEW

On behalf of a few neighbors, we just wanted to follow-up an email note from Chet Haun with a
formal letter addressing our concerns. Probably a bit redundant for you, but not to the other
parties involved. Drainage concerns by Carmacar residents were voiced at both the Planning and
County Board hearings, but we will use this letter as another opportunity to elaborate.
We understand Frank Walsh has spoken to Rosemary regarding his concerns of water drainage
into Carmacar. We all echo those same sentiments. We realize you may not consider this to be a
problem, but you should heed the warnings of the Carmacar residents, because we speak from
past experience. This has been an exceptionally dry winter and you haven't seen what a bit of
precipitation can do to the underground water table on your property and ours. Frank & Donna
Walsh and Bill & Linda Cook both have properties that lie directly in the path of what appears to
be a natural or perhaps man-made underground conduit for water into their basements and
property. The farmer, who worked this ground, Vern Krueger,told them that at one point there
were perhaps two underground tile drains that traversed your property to keep it tillable.
The concern is that the trench being dug up across Fir Avenue and up the cul-de-sac into your
place will act as another natural drain, funneling more underground and surface waters directly
into our properties and dramatically increasing the flow of water into our sump pump systems.
To understand the problem, you probably should talk to us about the current/past loads on our
systems. You would then have a baseline established for any future conversations involving this
issue. You would also gain a bit of rapport with the neighbors who have this concern. You may
want to consider this input in the style of housing your residents should consider, i.e.,no full or
half basements without considerable forethought.
We all understand you have a deadline with which to work, but you might talk this over with your
engineering folks and see if there's anything they can do now that might help alleviate what could
become potentially a very undesirable problem later.
