Explain, in detail, the proposed use of the property. 2. Explain how this proposal is consistent with the intent of the Weld County Comprehensive Plan, 3. Explain how this proposal is consistent with the intent of the Weld County Zoning Ordinance and the zone district in which it is located. 4. What type of uses surround the site? Explain how the proposed use is consistent and compatible with surrounding land uses. 5. Describe, in detail, the following: a. How many people will use this site? b. Explain where storage and/or stockpile of wastes will occur on this site. 8 • 6/8/00 Dear Sir or Madam, I am writing to you with reference to our Use by Special Review package enclosed. The following responses are in accordance with the questions in the packet. 1. The proposed use of the property is to manufacture encapsulated herb to be used as a nutritional supplement. The types of herb we encapsulate are for diet control, energy booster, and mineral supplements. 2. The proposed use is consistent with the intent of the Weld County Comprehensive Plan's agricultural basis for this area. The purpose of this facility is to blend and mix agricultural products. Our purpose will support and is closely aligned to maintaining the agricultural basis in this area. 3. This proposal is consistent with the intent of the Weld County Zoning Ordinance and the zone district it is located in by complying through the Use by Special Review application, uses by right or accessory uses. 4. The type of areas that surround the site are agriculture, oil and gas drilling, business, and single family homes. North of the proposed site is the Mad Russian Restaurant and municipal golf course. Included in this area are newly built single family homes. Between the Mad Russian area and the proposed location is an oil drilling site. Directly east is a single family home. South you will find a home with some light farming and a large retention pond. Past the home to the South is a liquor store. To the west is open field for a half mile until you reach the next home with a large farmed field. 5A. The number of people using this site presently is eight. It is possible that the number could increase over the years to as many as 12. The only people using this site are the employees. B. The number of people employed at this site is presently eight. It is possible that the number could increase over the years to as many as 12 employees. C. The hours of operations presently are 8:00 am to 4:30 pm. We would like to open the hours to 6:00 am to 10:00 pm for periods when overtime may be required. D. The only structures at this site will be the building that is presently here and possibly an additional storage shed at a future date. E. We will have no animals at this site. F. The type of vehicles that will access the property are personal use vehicles and light delivery trucks, such as UPS or FedX. G. The Johnstown fire department will provide fire protection. H. Water is provided by the Little Thompson water district. I. A septic system is presently being used and has been approved by the Weld County Health Department. Attached is a copy of the certificate. We have had a change of events. I was planning on buying, as a partner, a business called Earth Works (Earth Balance) in Johnstown. After all the application process went through, and going to hearings in Johnstown and Milliken, we withdrew our offer on the business. We had a hearing scheduled for August I, 2000 with the Weld County Commissioners,, and I wanted you to be aware that I would not be there. Anita Comer, the executor of the estate will be present to answer any questions. She is a delightful person and very easy to work with.
