RE : APPROVAL OF RECORDED EXEMPTION NO. 521 - GREAT PLAINS
LAND AND DEVELOPMENT COMPANY
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, it has been determined by the Board of County
Commissioners at a public meeting held on the 18th day of
November, 1981 in the Chambers of the Board, that the division
into two parcels of land, as shown on the plat known as
Recorded Exemption No. 521, being the property of Great
Plains Land and Development Company, is described as follows :
A tract of land located in the Northwest Quarter (NW4)
of Section 32 , Township 6 North, Range 65 West of the
6th P.M. , Weld County, Colorado, and being more parti-
cularly described as follows :
Beginning at the North Quarter corner of said
Section 32 , and considering the North line of
the Northwest Quarter of said Section 32 to
bear N 90°00 ' 00"W and with all other bearings
contained herein relative thereto; thence
N 90°00 ' 00" W along the North line of said
Northwest Quarter, 1,084. 41 feet; thence S 00°00 ' 00"
W, 20 . 00 feet to a point on the South right-of-way
line of a 40 foot county road, said point being
the True Point of Beginning;
Thence S 00°00 ' 00" W, 300 . 00 feet;
Thence S 90°00 ' 00" W, 162 . 20 feet;
Thence N 28°37 ' 32" W, 170. 82 feet;
Thence N 01°42 ' 01" W, 150. 12 feet to a point on
the South right-of-way line of the county road;
Thence N 90°00 ' 00" E along the South right-of-way
line, 248. 50 feet to the True Point of Beginning;
Said tract of land contains 1. 574 acres and is
subject to any and all existing easements and
rights-of-way of record.
does not come within the purview of the definition of the terms,
"subdivision" and " subdivided land" pursuant to its authority
under Section 30-28-101 (10) (d) , CRS 1973 , as amended. '
NOW, THEREFORE, BE IT RESOLVED by the Board of County
Commissioners that the herein above described parcel of land
owned by Great Plains Land and Development Company be, and
hereby is , exempt from the definition of the terms "subdivision"
and "subdivided land" .

Re: Recorded Exemption 4521
Dear Commissioners:
The attached application, plat and related items are in reference to a
request by the Great Plains Land and Development Company for a recorded
exemption. The pracel of land under consideration is described as part
of the NWT, Section 32, T6N, R65W of the 6th P.M. , Weld County, Colorado.
The property is located 12 mile north of Greeley and $ mile east of
Highway 85. The property contains 1.574 acres of Class II-E irrigated
and IV-E nonirrigated soils. The request is to split the property into
parcels of 1.0 acre more or less and .5 acres, more or less.
The 1.574 acre parcel is developed and occupied. The proposed lot "A"
contains one (1) building;the proposed Lot "B" now contains two (2)
buildings. Lot "A" will be put up for sale. This parcel is within the
city of Greeley Comprehensive Planning area.
Based upon the information submitted and the adopted policies in the
County, the Department of Planning Service' s staff recommends the request
be approved for the following reasons:
1. The proposed split conforms with the recorded exemption intent
clause and the Weld County Comprehensive Plan. The request is
consistent with the city of Greeley' s Comprehensive Plan which
identifies the area for future industrial land uses. The
proposed uses of the property would be compatible with surrounding
land uses.
2. The city of Greeley has set forth no objections to this request.
3. The request complies with the provisions of Section 9-4 A. of the
Weld County Subdivision Regulations.

Honorable Commissioners:
Enclosed you will find the materials necessary to make application for
a Recorded Exemption for property we own in the NW's of Section 32, Township 6
North, Range 65 West of the 6th P.M. , Weld County, Colorado.
The lot that we wish to divide contains two buildings; two of the build-
ings are used by one of our companies , Selco Supply, the other building is the
current home of another of our businesses, Great Plains Chemical Co. We expect
to move Great Plains Chemical to its new building before mid December. The
old Great Plains Chemical building located on the proposed Lot A will be the
new location of a local company that is expanding its operations.
The proposed division is in compliance with two sketch plans that were
reviewed by the County Planning Staff and the Administrative Review Team of the
City of Greeley. Comments from both entities indicate that subdivision of the
property as proposed is feasible with minor modifications. The changes suggested
by the County Staff and the Greeley A.R.T. do not affect the lots proposed for
the North part of the property.
The current economic conditions make it financially infeasible to pro-
ceed with formal subdivision of the property at this time. Such an action
would adversely affect the mortgage held on the balance of the property. In
order to justify such an action financially, we would need to be able to sell
the lots that would be created at a pace faster than today's market indicates
possible.
We view our proposed sale of property as an action that would not ad-
versely affect Weld County or the City of Greeley in any way. The land that
is proposed for division is developed and occupied. We need your approval so
that the land can continue to be used in accordance with the zoning. Your
approval of our request will allow two companies to expand and thereby create
new jobs and otherwise stimulate the local economy. Moreover, the division
as proposed does not preclude the profitable, orderly, use of the balance of
the land, as can be seen in the sketch plans that have been reviewed. We there-
fore encourage you to consider our proposal favorably. Thom Rounds will be
representing our interests at your meeting, please refer any questions you may
have to either him or to our offices.
