Re: Soaring Eagle Ranch
Dear Ms. Chester:
Thank you for meeting with Jim Birdsall and me to discuss the requirements of our Final
Plan submittal for Soaring Eagle Ranch.
As we discussed, in the Change of Zone Resolution, Section 3, Paragraphs A, G and I-I,
as well as Section 5, Paragraph B refer to curb, gutters and sidewalks in our subdivision.
Unfortunately, we were not asked at the hearing if we agreed with these requirements
which is where and when I had intended to address this issue. From the very beginning
of our review process we showed the internal streets of Soaring Eagle Ranch to be a 24'
asphalt roadway with 4' shoulders and drainage barrow ditches. This design is reflected
in all our drawings as well as specifically detailed in our Change of Zone plans. We
justified this design because of the low density of the neighborhood, the rural character of
the building envelope, landscape envelope, open space designs, the two-plus mile trail
system throughout the neighborhood, and the standards that have been adhered to in the
other surrounding estate type neighborhoods.
Please determine what process we should go through to address this issue because the
street and drainage design cannot begin until we know what is required. Once you know
what steps we need to take to resolve this outstanding issue, please let me know.
