RESOLUTION
RE : APPROVAL OF SUBDIVISION EXEMPTION NO. 142 - EGMONT AND
JUANDA VROOMAN
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
o Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS , the Board of County Commissioners of Weld County,
Colorado has reviewed the request of Egmont and Juanda Vrooman
for an exemption from the definitions of "subdivision" and
"subdivided land" in Section 30-28-101 (10) , CRS 1973, as
`
r - i amended, and Section 2-1 of the Weld County Subdivision
Regulations, and
WHEREAS, the Board of County Commissioners finds that
Egmont and Juanda Vrooman are the owners of certain parcels
of land located in part of the East Half of Section 32 ,
Township 4 North, Range 67 West of the 6th P.M. , Weld County,
Colorado. The legal description of the resulting tract of
land is as follows :
LEGAL DESCRIPTION
A tract of land located in the Northeast Quarter of
Section 32, Township 4 North, Range 67 West of the
6th P.M. , Weld County, Colorado being more particularly
described as follows : Commencing at the Northeast
corner of said section 32 and considering the East
line of said Northeast Quarter to bear South 00°35 ' 00"
East with all other bearings contained herein being
relative thereto; Thence South 00°35 ' 00" East along
said East line of the Northeast Quarter, 1289 . 81 feet
to the true point of beginning. Thence continuing
South 00°35 ' 00" East, 530. 00 feet; Thence South
89°25 ' 00" West, 412. 95 feet; Thence North 01°05 ' 20"
West, 540. 92 feet; Thence South 89°05 ' 20" East,
417 . 86 feet to the true point of beginning. Said
tract of land contains 5. 105 acres and includes 0 . 365
acres in existing county road right-of-way along
the easterly line, and is subject to any rights-of-way
or other easements as granted or reserved by instruments
of record or as now existing on said tract of land.
NOW, THEREFORE , BE IT RESOLVED by the Board of County
Commissioners of Weld County, Colorado that the above described
parcels be, and hereby are, declared to be exempt from the
definitions of "subdivision" and "subdivided land" as set
forth in Section 30-28-101 (10) , CRS 1973 , as amended, and

Section 2-1 of the Weld County Subdivision Regulations, and
BE IT FURTHER RESOLVED by the Board that the resulting

The above and foregoing Resolution was, on motion duly

Honorable Commissioners:
Submitted herewith are the materials necessary to make applications
for approval of the land divisions I need.
I desire to reduce my business commitments and will sell my farmland
to a farmer in the area. This will assure that the land will remain
productive and will help to maintain the prominence of agriculture in
Weld County. The farmer that will buy the cropland does not want or
need the home and improvements that are located in the North East
corner of the property. I will retain my ownership of the land and
improvements that have become my family home. I will continue to
live on the property as will the caretaker. We do not anticipate
any other improvements to any of the parcels.
The ultimate result of these actions will be three parcels as follows:
1. My home, a caretaker's residence and improvements
2. A separate residence and improvements
3. A farm that will remain productive.
Mr. Thomas Rounds will be representing my interests in these matters.
