Answers to Recorded Exemption Questionaire
1) a. See attached letter from North Weld County Water District The present residence
located at 37301 WCR 21,Windsor,CO is presently served by North Weld County
Water District.
b. This parcel has not been irrigated in the past due to its elevation in regards to available water
resources.
2) The present mobile home is currently serviced by septic system. A copy of this permit is attached.
Prior to construction of a new residence on the proposed site, a percolation test will be performed and
all documents submitted to the Weld County Health Department for their review.
3) The proposed parcel"A"consisting of approximately 3 acres on the attached map is presently being
used as a dryland pasture. Parcel"B" consists of approximately of 3 acres with one principal
residence (a single wide mobile home),a detached 2 car garage, a barn/shed and a few small
outbuildings. Parcel"B" is also dryland pasture. There are no irrigation structures on site. There
are no current oil well production facilities.
4) Parcel"A"will probably have a residence placed upon it. Parcel"B"already has a residence on it
The two parcels will probably be used for small agricultural purposes such as 4-H projects. The
present size of the parcel makes it unsuitable for farming purposes.
5) See attached map. The present recorded exemption of 6 acres will be split into two equal parcels of 3
acres each.

7) The property is located in the Agricultural zone. To the best of our knowledge.all improvements
meet the setback requirements for this zone.
8) Current owners are not willing to place a conservation easement on the property.
9) It is anticipated that a residence will be placed on Lot-A Lot"B" already has a single wide mobile
home located on it
10) There is a trend in the area toward development of small acreages. Subject is located in a fairly
undeveloped area. One additional dwelling unit in this area should have minimal impact on the area

not take prime farmland out of production.
13) The property is currently zoned agriculture. Both of these parcels will continue nunue to be used for
agricultural purposes. At the present time,the 6 acre parcel is very low agricultural productivity
but its use could be maximized in the flume by being split into theme smaller parcels and being tawd
on a more intense basis such as for 4-H projects.Subject is located on a improved gravel road of
adequate size with water,telephone,and electricity available nearby. School born already provide
service in the am and a minimal number of school age children will occupy the anticipated single
family residence at any given time.
