SUBJECT: USR 1265, Landscape Plan
Ogle and Lockman met with Claudia Olson , applicant, concerning appropriate Landscape materials
for her property located in part of the W2 NW4 of Section15 Township 2 North , Range 68 West.
Olson, Lockman and Ogle discussed proposed landscape plan as submitted by applicant. Olson
was proposing cottonless cottonwood and common lilac with a ground cover of two (2) inch minus
stones.
It was decided through negiotation that applicant would plant Acer rubrum `Autumn Flame' (Red
Maple) or equal at a spacing of forty (40) feet on center commencing at a point adjacent to CR right-
of-way and continuing along east property line a distance of two hundred eighty (280) feet. Further,
this same tree type or equal would be planted supplementally along the south property line and
continue along the west property line to supplement the existing (Acer saccharinum) Silver Maple
plantings . It was agreed by all parties that the calipher size of new plant material shall be 2.25"
minimum and the tree will be balled and burlapped at installation .
Further, the applicant proposed (Syringa vulgaris), Common Lilac or equal at a spacing of ten ( 10)
feet on center to be placed between the new Maple plantings and slightly forward of the tree stems
thus providing adequate solar orientation and growth potential . The material is sized per five (5)
gallon container. In areas that have existing plant material , the same species shall be planted ,
however, the size of material at installation may be in either a 2. 5 or 1 gallon container as is
available at the point of sale.
The ground cover will be placed on the berms and in other appropriate places. The material shall
be two (2) inch minus river run rock or similar material .
Applicant stated that preliminary Landscape Plan for review will be submitted to staff during the
week of August 1 , 2000.

There are no fueling operations taking place on Weld County Road 20.5 The fuel tanks
currently on the property are old and rusted, consequently they will never be used to store
any type of fuel. In the future; we would like to have fuel tanks and when this happens all
operations will be submitted for approval to Weld County Department of Planning.
Mountain View Fire Protection District has required that we purchase a ten pound dry
chemical ABC FE fire extinguisher and mount it on the outside of the building in a
protection box. This has been done, please see receipt of pm-chase.

Dear Sandy,
This letter is being written as required by the Weld County Planning Department. We
currently reside at 3019 WCR 20 1/2 and have four and one half acres. This property is on
the northeast corner of Weld County Roads 20 1/2 and 7. Frederick has annexed WCR
20 1/2 and the property to the south of WCR 20 1/2 and Road 7. Our property, however,
is not currently in the annexation plans, but we do use WCR 20 1/2.
We are the owners of Double O Trucking, Inc. and we park our trucks on the east side of
our property. The trucks leave each morning at approximately 7:00 A_M and return
around 5:00 P.M. All maintenance is done within a 40' x 50' metal building. The trucks
access this parking area from Road 20 1/2. Enclosed is a map of this location.
As a home business we have applied for a Users Permit to enable us to officia ly park the
trucks at this address. Weld County will be granting this, however, the City of Frederick
must be notified of our intent do to the recent annexation of WCR 20 1/2.

SCREENING/LANDSCAPING PLAN
A four foot berm consisting of multi-sized rock and soil has been created. This berm fully
borders the east side of the property for 320 feet . On the south side of the property the
four foot berm is 131 feet starting at the southwest going east to the entrance on the south
continuing on the east side of the entrance 20 feet to the Gadding Ditch easement ( 10 feet
to the property line).
TREES AND SHRUBS FOR APPROVAL:

'The berm has established maple trees, varied in size., beginning at the southwest corner
extending a length of 40 feet on the south side of the berm. rube additional 91 feet would
contain one red maple tree 40 foot from the entrance and a total of four lilac shrubs with
two being planted on each side of the red maple tree no more than 15 feet apart. On the
south corner of the berm, just east of the entrance two lilac shrubs will be planted. The
east berm would contain seven red maple trees planted every 40 foot beginning at the
south corner. Also, on the east berm two lilac shrubs would be planted between each red
maple tree to total twelve. Total trees to be planted will be eight red maple trees and
eighteen lilac shrubs.
The plants will be watered by a soaker system. This system will be attached to the current
soaker hose hooked to the Lefthand Water District. The berm will be covered with three
inch in diameter and smaller rock . Any plant that. may die will be replaced with the same
plant.
