Dear Ms. Lockman:
When I called you concerning this case, you told me that all parcels were
approximately 20 acres in size. In reviewing the proposal I was disturbed to learn that
only one of the parcels is that large. Others range from 5 to 11 acres.
In view of this, I am writing to express strong opposition to this proposed zoning
change. I have no objection to plans that provide a buffer between small estates and
large and small agricultural operations. However, it makes a lot more sense to support a
less severe gradient of change between larger and smaller parcels (i.e. large farms
abutted by 35 acre parcels, abutted by 20 acres parcels, then 10 acre or 5 acre lots
followed by urban zones).
Z-536 encompasses almost 50 acres. Dividing it into two equal parcels would
blend in much better with the larger properties located directly to the east and provide a
buffer for smaller properties that could be located to the west. As you know, properties
located near Fort Collins/Loveland offer greater advantages to developers due to fewer
restrictions on building. If western Weld County is to avoid becoming an urban slum of
Larimer County. stringent controls on developments such as the one proposed in this
instance must be implemented.
