REID ET AL Docket Number 36946 1 Exhibit No. 51 REAL PROPERTY TAX PRORATION The following proration of 1998 real property taxes was made by Jeanette Snow of Weld County Title Company for the October 29, 1998 closing of Petitioner's purchase of the subject property at 5754 West 11th Street, Greeley, Colorado: Taxes were prorated based on the prior year taxes (1997) for Lot 1 , Block 2, Mosier Hill First Filing which were $11,803.05. Lot 1, Block 2 comprises 6.14 acres. The portion purchased by Petitioner comprises 4.136 acres. The Petitioner was entitled to a credit for the first 301 days of 1998 when the property was owned by others. The calculation of the credit follows: Annual tax for Petitioner's portion of Lot 1, Block 2: $11,803.05 x 4.136 / 6.14 = $7,950.72 Proration through the date of closing: $7,950.72 x 301 / 365 = $6,556.62 Petitioner's agent received a check from the Seller for $6,556.62 gt closing. Neither Petitioner nor Petitioner's agent received funds of any kind relative to the remainder of Lot 1, Block 2 not being purchased.
