The proposed density of the project falls within the density limitations specified in the M.U.D.district for Limiting Site Factors Lowest Intensity. . Overall Concept: The project will be designed as a residential subdivision with single family detached homes on ap •'ximately 1/2 to 1 acre lots. There will be 14 single family lots. The lots will cover air roximately 8 acres of the total 44 acre site. There will be • ximately 7 acres of dedicated open space and an additional 3 acres are dedicated for a Weld County library site at the south end of the property. Il°IEIDIESTIRICAN CIRCULATION A network of pedestrian circulation routes will be provided for residents ong streets in the form of paved attached sidewalks as well as an informal trail system. I. S7I'®IRtP4DRAINAGE The site slopes from the west to the east. This natural drainage pattern will be preserved. The existing pond on site will collect storm water runoff and will be used for irrigation. The existing •,•nd is 10 acres in size and will overflow into a 6 acre pond northeast of this property throw a 12" pipe. The 6 acre ii,• will overflow into the River through a 12" pipe. VIII. SOILS The soils found on this site have been cllassifu into two different types by the Soil Conservation Service. The first type of soil consists primarily of loamy or clayey surface underlain by sand and or gravel. The water table is at or near the surface in •ese area and is often subject to flooding. The second type of soil is well drained and also prone to flooding. Foundations would need to be engineered in order to make development ;•,•ssible. IX. SIGNS A. One permanent project identification sign will be located at the site entrance. The sign shall be a maximum of 32 square feet per face orator of 128 sff off total sign face. The sign area shall be measured by determining the sum of the area of each square,rectangle,triangle,portion of a circle,or any combination which creates the smallest single continuous perimeter enclosing the extreme limits of the message surface including project letters and logo. The sign will be ground mounted sign and will be illuminated with internal lighting or indirect ground illumination. :,. All other signs shall conform with section 42 of the Weld County zoning ordinance pertaining to R-1 residential. X. WATER COURSES AND DITCHES There are no irrigation ditches on this pr•,•erty. There are no aquifer recharge areas on this property. The existing pond will be maintained. XL =SUING STRUCTURES There are no existing structures on the property. XII. COMMERCIAL MINERAL DEPOSITS TS The site contains no known valuable commercial mineral deposits. Gravel has been mined from the site. There are no existing gas or oil wells on the property. FILOO IDIPLAlff GIEOLOGIICAL HAZARDS A portion of the property is in the l i r year fl•• •.$lain,however there are no know geological hazards or airport overlay districts. Fill has been added to the site to raise the lots out of t.e l'nor year fl,•"•,•l•lain. There are no known oil or gas deposits on the site. XIV. ADJACENT'ILANID USES A. The surroun• i g land uses are generally agriculture or residential. Areas will be irrigated on a supplemental basis in order to facilitate quick establishment,and thereafter on an as needed basis to maintain a healthy landscape. .
