The following questions are to be answered and submitted as part of the USR application. If a question
does not pertain to your use, please respond with "not applicable", with an explanation as to why the
question is not applicable.
1. Explain, in detail, the proposed use of the property.
2. Explain how this proposal is consistent with the intent of the Weld County Comprehensive Plan.
3. Explain how this proposal is consistent with the intent of the Weld County Zoning Ordinance and
the zone district in which it is located.
4. What type of uses surround the site? Explain how the proposed use is consistent and compatible
with surrounding land uses.
5. Describe, in detail, the following:
a. How many people will use this site?
b. How many employees are proposed to be employed at this site?
c. What are the hours of operation?
d. What type and how many structures will be erected (built) on this site?
e. What type and how many animals, if any, will be on this site?
f. What kind (type, size, weight) of vehicles will access this site and how often?
9. Who will provide fire protection to the site?
h. What is the water source on the property? (Both domestic and irrigation).

6. Explain the proposed landscaping for the site. The landscaping shall be separately submitted as
a landscape plan map as part of the application submittal.

activity occurs.
8. Explain how the storm water drainage will be handled on the site.
9. Explain how long it will take to construct this site and when construction and landscaping is
scheduled to begin.

Responses to Use and Special Review Questionnaire
1. I am applying for a Special Use Permit to have Dog Days Training Center operating
on my property. Dog Days is a Board &Train facility for the of education both dogs
and people. I have been a full time trainer for 12 years. Eight years of that time with
the Boulder Valley Humane Society. Boulder County Courts refer my services for
aggression assessments, and until this spring I have been the State Service Dog Trainer
for Canine Companions for Independence. Responsible pet ownership is the focus of
the center. Training dogs through Board & Train visits to the Center, private lessons,
and small group classes is how this is accomplished. As evidenced by the enclosed
letters of recommendation, my center not only benefits dog and owner but benefits
the community with dogs who are under control.
2. Proposal is consistent with the comprehensive plan which strives to preserve prime
farmland which fosters economic health and continuance of agriculture. This facility will
not take any land out of production.
3. This proposal is consistent with the intent of the A (Agriculture) Zone District, Section
31.4.2 which allows for the agricultural, animal husbandry, or horticultural services on a
fee or contract basis, including animal training and boarding facilities as a Use by
Special Review in A (Agricultural) Zone District.
4. There are two dairies, one located on WCR 5 and the other on WCR 401/2.
5. a) Clients coming to lessons or classes, myself and my assistant. There are days
when it will be only me or me and my assistant.
b) Myself and my assistant.
c) 8:AM to 9:PM - Monday through Saturday.
d) One pole barn for training with an attached office.
e) Dogs will be on site for training and also come for classes. Eight dogs are the limit
for group classes. Eight to ten dogs could be on site for boarding and training.
f) Passenger vehicles, classes are offered two days a week.
g) Berthoud Fire Department.
h) Little Thompson Water Supply.
i) Sewage disposal is a proposed septic for the barn.
j) There will be no warehousing or storage at this facility.
6. Landscaping, the area surrounding barn to be reseeded this fall. Medium sized scrubs in
front of barn.
7. N/A -This property could be a horse training property. No change would be needed.
8. Drainage was considered in the placement of the barn. Lot is sloped and drainage is into
the field below the site.
9. The time involved for construction is two weeks. Construction will begin immediately after
the approval of the Building Permit.
10. Dog waste is picked up daily. It is bagged and thrown out, this prevents dust, flies, or
any other nuisance conditions. I have always run a very clean facility.
