CHANGE OF ZONE QUESTIONNAIRE
1. This request for change of zone will take a 53.58 acre parcel that is
currently rated by The United States Department Of Agriculture soils map
as "Irrigated Land, Not Prime" and permit better utilization of this
parcel as it now exists. This proposal for estate zoning is similar to
the smaller than 80 acre parcels located in and around this area. Fron.
review of several adjoining parcels and the acreage for these
residences, several are on less than 40 acres, and probably created by
approved exemptions. Pine Lake Village, with 34 mobile homes, located
just south and west from the property, would be considered as high
density housing. This area, with easy access to Interstate I-25 appears
to be gradually changing towards residential in nature, compared to high
yield, high production farming on large parcels of agricultural land
found in less populated areas of Weld County.
2. Currently, the properties adjoining this parcel to the north and east
are residential/agricultural usage. To the south of State Highway 14
is farming by Cactus Hill Ranch Company. To the south and west is a well
kept, moderately sized mobile home park, consisting of 34 mobile home
sites. To the immediate west on the other side of the Larimer 2ounty
Canal is a residence with acreage, but apparently not actively oeing
farmed.
3. Sewage for this property will be by individual on site septic systems.
Current geologic reports do indicate excellent soil percolation rates,
which would easily support standard style septic systems at these
proposed sites.
4. Domestic water is to be provided by North Weld County Water District.
The Poudre Fire Authority from Fort Collins area has responsibility for
fire protection at this site. We will be complying with recommendations
from sketch plan review phase, and installing fire hydrants along with
private in house sprinkler systems for any residence built beyo?d 660
feet from State Highway 14 .
5. From soil samples taken from drilling to a depth of fifteen (15) feet,
soils are very suitable and compatible for residential construction. The
use of standard spread footings has been recommended. Percolation rates
found at this site are very suitable for standard design septic
systems.
6. The highway to which this property will enter onto is Colorado
State Highway 14, an very well maintained hard surface road. With
agreement from Colorado Department of Transportation, we will be
installing a pull off lane for school buses per the request from Windsor
School Board from sketch plan review phase of minor subdivision process .
