A portion of the Northeast Quarter of Section 1, Township 2 North, Range 63 West of the 6th
P.M., County of Weld, State of Colorado, being more particularly described as follows:
Considering the East line of said Section 1 as bearing South 00°10'11" East and with all bearings
contained herein relative thereto;
BEGINNING at the Northeast corner of Section 1; thence along the East line of said Section 1,
South 00°10'11" 496.61 feet, more or less, to a point on the Northerly line of that certain parcel
of land as described in deed recorded at Book 636, Reception No. 1558158, records of said
County;thence departing said East line and along.said Northerly line the following,five (5)
courses and distances, South 86°31'46"West 26.17 feet to a point as monumented in the field by
a No. 4 rebar with no cap; thence North 67°06'29" West 118.66 feet to the beginning of a non-
tangent curve concave to the South having a central angle of 36°13'00" and a radius of 250.00
feet, the long Chord of which bears North 86°19'47" West for 155.41 feet; thence Westerly along
the arc of said curve 158.03 feet to a point as monumented in the field by a No. 4 rebar with no
cap; thence tangent from said curve South 75°33'43"West 23.90 feet to a point as monumented
in the field by a No. 4 rebar with no cap; thence South 69°07'25" West 924.12 feet; thence
departing said Northerly line and along the Easterly line of the exempted 30 acres of said deed
recorded at Book 636, Reception No. 1558158, records of said County, South 00°21'00" East
928.48 feet, more or less, to a point on the Northerly right of way of the Frontage Road of
Interstate Highway No. 76, said point being on a non-tangent curve concave to the Northwest
having a central angle of 09°41'21" and a radius of 904.93 feet, the long chord of which bears
South 62°43'20" West for 152.85 feet; thence departing said Easterly line and along said
Northerly right of way and Southwesterly along the arc of said curve 153.03 feet; thence tangent
from said curve and continuing along said Northerly right of way South 67°34'00" West 239.60
feet to the beginning of a tangent curve concave to the Northwest having a central angle of
11°22'07"and a radius of 5530.00 feet, the long chord of which bears South 73°15'04" West for
1095.46 feet; thence continuing along said Northerly right of way and Southwesterly along the arc
of said curve 1097.26 feet; thence non-tangent from said curve and departing said Northerly right
of way North 00°21'00"West 2199.80 feet, more or less, to the North line of said Section 1;
thence along said North line South 89°37'44" East 2589.78 feet to the Northeast corner of said
Section I and the TRUE POINT OF BEGINNING. Said parcel contains 80.02 acres, more or
less, and subject to all existing easements and/or right of way of record.

WITNESSETH that the Grantors FOR GOOD AND VALUABLE CONSIDERATION,the
receipt and sufficiency of which is hereby acknowledged, has this day remised, released; sold, and
QUIT CLAIMED by these presents do remise, release, sell, and QUIT CLAIM unto the
Grantees, their heirs, successors and assigns forever, all the right, title, interest, claim and demand
which the grantors have in and to the real property, together with improvements, if any, situate,
lying and being in the County of Larimer and State of Colorado described as:

TO HAVE AND TO HOLD the same, together with ail and singular the appurtenances and
privileges thereunto belonging, or in anywise thereunto appertaining, and all the estate, right, title,
interest and claim whatsoever of the grantors, either in law or equity, to the only proper use,
benefit and behoof of the grantees, their heirs and assigns forever.
